PLAN COMMISSION Minutes January 24, 1996 The Plan Commission held its regular meeting in the E.O.C. room located in the basement at City Hall, 6801 Delmar Boulevard, University City, Missouri on January 24, 1996. The meeting commenced at 7:30 p.m. with Chairperson Ratner presiding. Voting Members PresentVoting Members Absent Andrea Ratner, ChairpersonErickson T. Smith A. John Solodar, Vice Chairperson Charles Foxworth Thomas Kahn Mickey Peniston Susan Glassman Council Members Present : Paul Schoomer, Council Liaison; Joseph Adams, Mayor Staff Present : Al Goldman, Director of Planning; Frank Hill, Zoning Administrator Approval of Minutes Chairperson Ratner stated that the Commission would now consider approval of the minutes from the October 25, 1995 meeting. Mr. Solodar stated that the following changes should be made: The word "indicated" should be changed to "indicate" on line 6 of the first paragraph of page 7; The phrase "there is" should be changed to "there are" in the second paragraph of page 7 and the second full paragraph of page 8; The following statement concerning determinations made by the Plan Commission should be moved to after the motions and votes on page 5 and page 8, "The Plan Commission determined that the evidence presented supports the conclusion that the proposed conditional use: a) Complies with all applicable provisions of chapter 34 of the University City Zoning Code; b) At the specific location will contribute to and promote the community welfare or convenience; c) Will not cause substantial injury to the value of neighboring property; d) Complies with the overall neighborhood development plan and existing zoning district provisions; and e) Will provide, if applicable, off-street parking and loading areas in accordance with the standards contained in the University City Zoning Code." Mr. Solodar moved for approval of the October 25, 1995 minutes as amended. The motion was seconded by Ms. Peniston and passed by a vote of 6 to 0. Hearing: Subdivision Application, "Precision Place Subdivision," southwest corner of Vernon and Kingsland Chairperson Ratner announced that a hearing was scheduled to hear an application from the Precision Tool Co. on behalf the property owner Trident Investment Co. for a subdivision into two lots of the southwest corner of Vernon and Kingsland [a tract of land in Part of Lot 17 of Clemens Olive Street extensions (PB. 2, P. 42), Part of Block 2 of Subdivision of University Heights (PB. 6, P. 14 & 15) and Part of Block 4 of Vernon Place No. 2 (PB. 8, P. 105). T.45N., R.6E.] to be known as "Precision Place."
