<br />PLAN COMMISSION <br />Minutes <br />January 24, 1996 <br />The Plan Commission held its regular meeting in the E.O.C. room located in the basement at City <br />Hall, 6801 Delmar Boulevard, University City, Missouri on January 24, 1996. The meeting <br />commenced at 7:30 p.m. with Chairperson Ratner presiding. <br />Voting Members PresentVoting Members Absent <br />Andrea Ratner, ChairpersonErickson T. Smith <br />A. John Solodar, Vice Chairperson <br />Charles Foxworth <br />Thomas Kahn <br />Mickey Peniston <br />Susan Glassman <br />Council Members Present <br />: Paul Schoomer, Council Liaison; Joseph Adams, Mayor <br />Staff Present <br />: Al Goldman, Director of Planning; Frank Hill, Zoning Administrator <br />Approval of Minutes <br />Chairperson Ratner stated that the Commission would now consider approval of the minutes from <br />the October 25, 1995 meeting. Mr. Solodar stated that the following changes should be made: The <br />word "indicated" should be changed to "indicate" on line 6 of the first paragraph of page 7; The <br />phrase "there is" should be changed to "there are" in the second paragraph of page 7 and the second <br />full paragraph of page 8; The following statement concerning determinations made by the Plan <br />Commission should be moved to after the motions and votes on page 5 and page 8, "The Plan <br />Commission determined that the evidence presented supports the conclusion that the proposed <br />conditional use: a) Complies with all applicable provisions of chapter 34 of the University City Zoning <br />Code; b) At the specific location will contribute to and promote the community welfare or <br />convenience; c) Will not cause substantial injury to the value of neighboring property; d) Complies <br />with the overall neighborhood development plan and existing zoning district provisions; and e) Will <br />provide, if applicable, off-street parking and loading areas in accordance with the standards contained <br />in the University City Zoning Code." Mr. Solodar moved for approval of the October 25, 1995 <br />minutes as amended. The motion was seconded by Ms. Peniston and passed by a vote of 6 to 0. <br />Hearing: Subdivision Application, "Precision Place Subdivision," southwest corner of Vernon <br />and Kingsland <br />Chairperson Ratner announced that a hearing was scheduled to hear an application from the Precision <br />Tool Co. on behalf the property owner Trident Investment Co. for a subdivision into two lots of the <br />southwest corner of Vernon and Kingsland [a tract of land in Part of Lot 17 of Clemens Olive Street <br />extensions (PB. 2, P. 42), Part of Block 2 of Subdivision of University Heights (PB. 6, P. 14 & 15) <br />and Part of Block 4 of Vernon Place No. 2 (PB. 8, P. 105). T.45N., R.6E.] to be known as "Precision <br />Place." <br /> <br />
