January 24, 1996 Plan Commission Meeting Minutes Page 2 <br />Mr. Thomas Goodman appeared on behalf of the Precision Tool Co., 6601 Vernon, University City, <br />Missouri 63130. Mr. Joe Dale, 10176 Corp. Sq. Dr., Ste. 250, St. Louis, Missouri 63132 appeared <br />as architect for the project. Mr. Rex A. Bertram, 720 Olive St., Ste. 617, St. Louis, Missouri 63101 <br />appeared as attorney on behalf of the property owner Trident Investment Co. c/o John Kraska, 516 <br />Hanley Ind. Ct., St. Louis, Missouri 63144. <br />The Chairperson noted the Commission's procedures and criteria for reviewing subdivision <br />applications. The Chairperson called upon the applicant. <br />Mr. Goodman gave a history of the development of the Precision Tool Co. at its current location of <br />6601 Vernon in University City. Precision Tool is a wholly owned subsidiary of Masco St. Louis at <br />the same location. The two companies will be separately owned in nine years. They wish to <br />subdivide into two lots the property at the southwest corner of Vernon and Kingsland in order to <br />build a new facility for Precision Tool on the southern proposed lot. This location will allow <br />Precision Tool to be close to the parent company, Masco St. Louis and allow them to remain in <br />University City. Mr. Goodman distributed copies of a revised proposed final plat dated 1/19/96 <br />which he feels addresses the deficiencies mentioned in Mr. Goldman's memorandum. He gave an <br />overview of the proposed subdivision. Mr. Goodman also distributed a copy of a site plan detailing <br />the new building on the proposed southern lot. Mr. Dale outlined the specifications of that project. <br />Chairperson Ratner clarified that the Plan Commission was only considering the subdivision <br />application tonight. The site plan for the building will be considered by the City Council at a separate <br />meeting. <br />Chairperson Ratner called on Planning Director Al Goldman to provide the staff report. Mr. <br />Goldman stated that Precision Tool Company has submitted an application on behalf of Trident <br />Investment Co. to subdivide a parcel of land located on the southwest corner of Vernon and <br />Kingsland. The plat submitted tonight ties down the dimensions of the sewer easement that cuts <br />through Vernon Place No. 2 Subdivision as required by Section 29-3 of the Municipal Code. Since <br />part of the property is located in a special flood hazard area, the topographic drawing should include <br />the 100 year flood boundary and flood level elevation. The site plan distributed this evening <br />addresses that issue. A certificate needs to be furnished to show that all taxes have been paid. Once <br />that is done, the plat will comply with all other city ordinances and regulations. <br />Mr. Bertram submitted a copy of the certificate showing that taxes have been paid. Mr. Hill entered <br />it into the file. <br />Mr. Hill stated that abutting property owners and the neighborhood trustees from the University <br />Heights subdivision were mailed notice of this hearing. Chairperson Ratner asked for comments from <br />the public. Demetrious Darris, Supervisor of Maintenance and Plant Operations for University City <br />Public Schools, 8346 Delcrest asked if the building would abut the retaining wall on school district <br />property to the south. Mr. Dale replied that the proposed building will be set back 121 feet from <br />m-1-24.plc <br /> <br />
