This work shall be <br />satisfactorily completed by September 3, 1996. <br />4.Because of limited parking, the issuance of this permit is based on the use of the <br />premises as an Orthodox Jewish synagogue unless such use and the adequacy of the <br />available off-street parking is reviewed by the Plan Commission and approved by the <br />City Council as a further amendment of this Conditional Use Permit. <br />The motion was seconded by Ms. Glassman and passed by a vote of 4 to O. <br />Public Hearing: Conditional Use #333, carry-out food sales, Saleems Market, 602 Westgate. <br />Chairperson Solodar reconvened the public hearing, outlining the procedures and criteria for <br />approval. He explained the application and on finding no one present who wished to speak, closed <br />the public hearing. <br />After a brief discussion, Ms. Glassman moved that the Plan Commission finds that the evidence <br />presented supports the conclusion that the proposed conditional use: a) Complies will all applicable <br />provisions of chapter 34 of the University City Zoning Code; b) At the specific location will <br />contribute to and promote the community welfare or convenience; c) Will not cause substantial injury <br />to the value of neighboring property; d) Complies with the overall neighborhood development plan <br />and existing zoning district provisions; and e) Will provide, if applicable, off-street parking and <br />loading areas in accordance with the standards contained in the University City Zoning Code; and that <br />the Plan Commission recommends approval of the application for a Conditional Use Permit subject <br />to the following conditions: <br />1.Menu offerings shall be limited to deli-type items prepared at the store. <br />2.Outdoor dining shall be limited to a single row of tables placed on the sidewalk along <br />the building in an area approximately 26 feet in length, provided the permission is <br />obtained in writing from the owner of the building and the tenant in the adjacent <br />portion of the building. <br />3.Service shall be limited to counter service. <br />4.The operator of the restaurant shall regularly police the site and the area adjacent to <br />the restaurant to remove litter and debris. <br />5.Trash containers for patron use shall be available on the premises at all times. <br />The motion was seconded by Mr. Walsh and passed by a vote of 5-0. <br />There being no further business the special meeting of the Plan Commission adjourned at 5:10 p.m. <br /> <br />
