June 28, 2000 Plan Commission Minutes Page 6 of 7 <br />5.A detailed construction traffic control and parking plan should be submitted to the <br />Director of Planning for approval. Said plan shall set forth details pertaining to worker <br />and resident parking during all phases of the proposed construction. It shall further detail <br />solutions to public property maintenance issues such as street cleaning and traffic <br />diversion. Said plan shall be finalized prior to the issuance of a building permit. <br />6.Operation and use of the offered project amenities shall be for residents only, including <br />but not limited to health and fitness center, personal trainer, swimming pool, manicurist, <br />dance studio and instruction, laundry facilities, masseuse, coffee and juice bar, meeting <br />rooms, and conference center, and concierge services will be limited to use by (I) <br />residents, guest and staff of the Project and neighboring projects at any time, and (II) <br />other non-resident visitors (who are not guest or staff as aforesaid) on an appointment <br />only basis provided that such amenities may only be used by such non-resident visitors <br />between the hours of 6:00 a.m. and 9:30 p.m. and provided further, that the maximum <br />number of such non-resident visitors who may use such amenities at any one time is as <br />follows: <br />Fitness Center - 2 visitors <br />Personal Trainer - 2 visitors <br />Manicurist - 4 visitors <br />Dance Instructor - 4 visitors <br />Masseuse - 2 visitors <br />Swimming - 4 visitors <br />Parking for non-residents shall be by valet parking only and said parking of vehicles shall <br />be provided in the parking garage not the visitor parking in the front cul-de-sac. <br />7.Lighting of all exterior areas, including the front parking area, shall comply with the <br />requirements of Section 34.93.7 of the Zoning Code, and shall be designed to be <br />compatible with surrounding areas by shading to direct light downward and away from <br />abutting uses. <br />8.Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department. <br />9.Exhaust control for common facilities shall be installed and maintained to prevent smoke <br />and odors from being perceptible beyond the property lines of the development. <br />10.No signs nor separate exterior entrances shall be permitted for any non-residential uses on <br />the property. <br />K:\WPOFFICE\WPDATA\m-6-28-2000.plc.wpd <br /> <br />
