Except as heretofore modified or modified by the terms hereof, all conditions of <br />conditional use permits 241(A), 295, 295(A), 295(B) and amendments thereto shall <br />remain in effect as to the property covered by said permits. <br />2.The approval of this application shall be contingent upon the full project area being <br />rezoned to be included in the “HRO” - High Density Residential/Office District. <br />3.Except as same must be modified to comply with the conditions hereof, the addition shall <br />be constructed and maintained in compliance with the plans submitted with this <br />application. <br />4.Lighting of all exterior areas, including all parking areas, shall comply with the <br />requirements of Section 34.93.7 of the Zoning Code, and shall be designed to be <br />compatible with surrounding areas, shall be shaded to direct light downward and away <br />from abutting uses. <br />5.All parking for the entire development, as it presently exists and the proposed addition, <br />including, without limitation, resident, guest, employee parking and parking for ancillary <br />or special events, shall be on-site and shall not be permitted on any adjoining or nearby <br />public street except McKnight Place. It shall be the obligation of the permittee to insure <br />compliance with this requirement. <br />6.Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department. <br />7.Exhaust control for common kitchen, laundry and other facilities shall be installed and <br />maintained to prevent smoke and odors from being perceptible beyond the property lines <br />of the development. <br />8.A detailed landscaping plan shall be submitted to the Director of Planning for a <br />coordinated review with the City Forester and for the Director of Planning’s approval. <br />The plan shall exceed the requirements of Section 34-60.2 of the University City Zoning <br />Code. Landscaping shall be provided along all sides of the property, including the front <br />yard on the north side of the property. Landscaping shall be installed and maintained in <br />accordance with the approved plan. <br />9.Occupancy of the expanded area of the nursing home shall be limited to no more than 90 <br />patients in direct correlation to the number of new parking spaces being provided by the <br />expansion. <br />10.A detailed construction traffic control and parking plan should be submitted to the <br />Director of Planning for approval. Said plan shall set forth details pertaining to worker <br />and resident parking during all phases of the proposed construction.
