No construction workers shall park on the public streets during the <br />construction period. Said plan shall be finalized prior to the issuance of a building <br />permit. <br />11.Site coverage shall be in accordance with the requirements of Section 34-34.5(6) of the <br />University City Zoning Code. <br />12.The height and mass shall be restricted to that shown on the final approved conditional <br />use application plans. The elevation of the peak of the roof shall not exceed 586 feet. <br />Said elevation shall be demonstrated prior to issuance of a building permit. <br />13.A traffic study shall be performed by the applicant, prior to the issuance of the conditional <br />use permit, that shows that the entrance onto Barby will not have a detrimental effect on <br />the surrounding properties on the 7600 block of Barby. Said traffic study shall be <br />approved by the Director of Planning and Development and the Director of Public Works. <br />14.The applicant shall provide and maintain a trash receptacle near the bus stop at Barby and <br />McKnight Place. <br />The motion was seconded by Mr. Price and passed by a vote of 5 to 0, with all members voting <br />“aye.” <br />Hearing: Resubdivision / Lot Consolidation, Preliminary Plat, 1 McKnight Place, 2 <br />McKnight Place and 8654 Barby Lane <br />Chairperson Glassman announced that a hearing was scheduled to hear a resubdivision / lot <br />consolidation application from Deutsch Family Investments, LLC represented by Charles <br />Deutsch, One McKnight Place, University City, MO 63124. The applicant has presented a <br />preliminary plat and wishes to consolidate 8654 Barby and 2 McKnight Place. Also, the <br />applicants propose a total of three lots for the entire development separated as follows: Lot 1 will <br />contain the Gatesworth Properties, Lot 2 will contain the existing nursing home at 2 McKnight <br />Place and Lot 3 will contain the proposed nursing home facility. Lot 2 is unaffected by this <br />application. The boundaries of the southeast portion of Lot 3 are reworked to match the <br />divisions of land between the two projects. This proposed resubdivision combines the above- <br />mentioned lots contained in proposed Lot 3 into one lot and replats that part of the subdivision. <br />Ms. Glassman noted the Commission's procedures and criteria for resubdivision applications. <br />Charles Deutsch gave an overview of the proposal.
