May 23, 2001 Plan Commission Minutes Page 2 of 5 <br />Ms. Arbogast moved that the Plan Commission recommend that the application for resubdivision be <br />approved for the 7835 Delmar Condominiums. The motion was seconded by Mr. Smith and passed <br />by a vote of 4 to 0, with all members voting “aye.” <br />Hearing: Resubdivision, 312 Gay and 8050 Lafon <br />Chairperson Glassman announced that a hearing was scheduled to hear a resubdivision application <br />from Dan Slavin, 8000 Bonhomme, St. Louis, MO 63105 represented by Larry Wurm of James <br />Engineering, 10811 Big Bend, St. Louis, MO 63122. The applicant wishes to resubdivide 2 lots into <br />1 lot. <br />Ms. Glassman noted the Commission's procedures and criteria for resubdivision applications. <br />Mr. Wurm gave an overview of the proposal. He asked that the application be approved. <br />Mr. Hill gave the staff recommendation that the application be approved per the October 18, 2001 <br />memo. <br />The Chairperson asked for comments from the members of the Public. Joan Botnowick, 511 <br />Westview, Bruce Crowe, 508 Mapleview, Betsy Nimock, 300 Gay, Nancy Sachar, 8044 Lafon, Dr. <br />Ben Frank, 8038 Lafon, Margaret Sharraden, 8106 Teasdale, Morgan Murphy, 501 Mapleview and <br />Ralph Bowser, 8050 Teasdale objected to the proposal because of the loss of green space, of the <br />increase in density, of the increase in real estate taxes, they do not want “row houses,” of the <br />possibility that visibility at intersections will be affected, of the increase in vehicular traffic, and of <br />the loss of trees. Jim Gilmartin, 8102 Teasdale, stated that he is in favor of the proposal. No other <br />members of the public wished to speak and the hearing was closed. <br />Mr. Smith moved that the Plan Commission recommend that the application for resubdivision be <br />approved for Slavin’s Subdivision at 312 Gay and 8050 Lafon. The motion was seconded by Mr. <br />Irons and passed by a vote of 4 to 0, with all members voting “aye.” <br />Public Hearing: Conditional Use Permit, new office / retail building, 8130 Delmar <br />Chairperson Glassman announced that a public hearing was scheduled to hear an application from <br />Wolken Real Estate Advisors, 149 N. Meramec, St. Louis, MO 63105 represented by Seth Langton, <br />518 S. Hanley. The applicant requests a Conditional Use Permit in order to develop a commercial <br />retail building in the “LC” - Limited Commercial District that will be larger than 3000 square feet in <br />floor area at 8130 Delmar. <br />The Chairperson noted the Commission's procedures and criteria for reviewing conditional use <br />permits and amendments to them.
