May 23, 2001 Plan Commission Minutes Page 5 of 5 <br />The Chairperson asked for comments from the members of the Public. Richard Ballard, #1 Nob Hill, <br />Mildred Anderson #3 Nob Hill, Jacqueline Campbell, #5 Nob Hill, Dr. Queen Fowler, #14 Nob Hill, <br />William Hodges, 1045 Glenside and Tony Norton, #12 Nob Hill stated that they object to the <br />rezoning because of the increase in density, the possibility of the townhomes being unattractive, the <br />possibility of the current problems with sewage and drainage becoming worse, the addition of more <br />st <br />traffic along 81 Street, and increased danger to children in the area and that the height of the <br />buildings will not mesh with the single story buildings on Nob Hill and Glenside. No other members <br />of the public wished to speak and the hearing was closed. <br />Mr. Wurm responded that the townhomes will be of high quality, that Nob Hill is higher in elevation <br />to the development so the claim of drainage problems is irrelevant, Sewers will be installed per <br />requirements of MSD and the University City Public Works Department. The limitation on the <br />height of the structures is exactly the same for the current and the proposed zoning districts and <br />further, Nob Hill is at a higher elevation than the proposed development. 18 new units is not a <br />st <br />significant increase of density for an area this large. The increase of traffic along 81 Street will be <br />minimal at best. He stated that existing home on the property will be demolished. <br />Mr. Munkel said he would contact the City Manager about the current sewer problems of the people <br />on Nob Hill. <br />Mr. Smith moved that the Plan Commission recommend that the application for rezoning / map <br />st <br />amendment from the SR to LR district be approved for 1100 81 Street. The motion was seconded by <br />Mr. Irons and passed by a vote of 3 to 1, with Mr. Smith, Mr. Irons and Ms. Glassman voting “aye” <br />and Ms. Arbogast voting “nay.” <br />Other Business <br />Mr. Munkel reported on City Council activity. <br />Adjournment <br />Mr. Smith moved for adjournment.
