June 26, 2002, Plan Commission Minutes Page 5 of 6 1.A final detailed landscaping plan shall be submitted to the Director of Planning and Development for review and approval after consultation with the City Forester. Said landscaping and site planning design shall be maintained in accordance with the approved plan. Any perimeter areas not specifically used for parking or ingress and egress to the property shall be improved to have landscaping areas added to the site. Said plan shall be approved prior to the issuance of the building permit. Said landscaping shall be installed and finalized no later than the following planting season after the end of construction. 2.Overnight, outdoor parking or storage of wrecked, derelict, abandoned and/or unlicensed vehicles is prohibited. Overnight parking of motor vehicles under current repair only shall be limited to an area of marked parking stalls in front of the building, not to exceed 6 spaces. Vehicles not picked up by repair patrons shall not be left on the lot more than two (2) days and shall be removed from the lot and stored elsewhere if necessary. 3.With the exception of the storage of motor vehicles in accordance with Condition #2, all business, service, storage and display shall be conducted within the building. Tires for sale shall not be stored on the exterior of the building. 4.Service and repair operations shall be limited to the hours between 7:30 a.m. and 6 p.m. Monday through Friday and between 7:30 a.m. and 4:00 p.m. on Saturday. No business will be conducted on Sunday. 5.All paving on the site shall be repaired or replaced to bring the surface into good repair. 6.The operator of the facility shall regularly police the site and the area adjacent to the store to remove litter and debris. 7. Trash containers for patron use shall be available on the premises at all times. Adequate refuse disposal shall be provided by and for the business. The refuse containers and surroundings shall be maintained in a clean condition. 8.Lighting of all exterior areas, including all parking areas, shall comply with the requirements of Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding areas, shall be shaded to direct light downward and away from abutting uses with particular attention to the screening of light away from the residential uses to the south. 9.Mechanical and electrical equipment shall screened per Section 34-60.3 of the University City Zoning Code. Dumpster containers shall be screened per Section 34-60.4 of the University City Zoning Code. 10.A detailed construction traffic control and parking plan shall be submitted to the Director of Planning and Development for approval.
