June 26, 2002, Plan Commission Minutes Page 5 of 6 <br />1.A final detailed landscaping plan shall be submitted to the Director of Planning and <br />Development for review and approval after consultation with the City Forester. Said <br />landscaping and site planning design shall be maintained in accordance with the approved plan. <br />Any perimeter areas not specifically used for parking or ingress and egress to the property shall <br />be improved to have landscaping areas added to the site. Said plan shall be approved prior to <br />the issuance of the building permit. Said landscaping shall be installed and finalized no later <br />than the following planting season after the end of construction. <br />2.Overnight, outdoor parking or storage of wrecked, derelict, abandoned and/or unlicensed <br />vehicles is prohibited. Overnight parking of motor vehicles under current repair only shall be <br />limited to an area of marked parking stalls in front of the building, not to exceed 6 spaces. <br />Vehicles not picked up by repair patrons shall not be left on the lot more than two (2) days and <br />shall be removed from the lot and stored elsewhere if necessary. <br />3.With the exception of the storage of motor vehicles in accordance with Condition #2, all <br />business, service, storage and display shall be conducted within the building. Tires for sale <br />shall not be stored on the exterior of the building. <br />4.Service and repair operations shall be limited to the hours between 7:30 a.m. and 6 p.m. <br />Monday through Friday and between 7:30 a.m. and 4:00 p.m. on Saturday. No business will <br />be conducted on Sunday. <br />5.All paving on the site shall be repaired or replaced to bring the surface into good repair. <br />6.The operator of the facility shall regularly police the site and the area adjacent to the store to <br />remove litter and debris. <br />7. Trash containers for patron use shall be available on the premises at all times. Adequate refuse <br />disposal shall be provided by and for the business. The refuse containers and surroundings <br />shall be maintained in a clean condition. <br />8.Lighting of all exterior areas, including all parking areas, shall comply with the requirements of <br />Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas, shall be shaded to direct light downward and away from abutting uses with particular <br />attention to the screening of light away from the residential uses to the south. <br />9.Mechanical and electrical equipment shall screened per Section 34-60.3 of the University City <br />Zoning Code. Dumpster containers shall be screened per Section 34-60.4 of the University <br />City Zoning Code. <br />10.A detailed construction traffic control and parking plan shall be submitted to the Director of <br />Planning and Development for approval.
