The area of each parcel of open space shall not be less than three thousand (3000) square feet in area nor less than thirty (30) feet in its smallest dimension, these district, standards may be decreased in the "HR"-high density residential or "HRO"- , or the “PD” - planned development district high density residential/office district under conditional use permit review per Article 11 of the zoning code. Ms. Borg stated that amendment should be approved because it will help encourage development and will adhere to overall planning requirements. She also stated that the proposed density must be consistent and compatible. Ms. Ricci stated that the language she prepared makes clear that it allows the density to be increased but only if necessary. The language also allows the density to be consistent with the surrounding areas. Ms. Ricci moved for approval per the Staff recommendation with the alternative language she set forth (as above). The motion was second by Mr. Marrentette and passed by a vote of 6 to 0 with all members voting “aye.” Discussion of the Comprehensive Plan Update Mr. Walker gave an overview of the latest events concerning the Comprehensive Plan Update and reminded the Plan Commission Members that they would be attending a bus tour of the City tomorrow evening at 5:15 p.m. Other Business The applicant was not present for the public hearings for 965 Midland / 7201 Balson and 6668 Vernon and therefore the hearings were not held. A member of the audience asked that the record reflect that approximately fifteen members of the public were present for the hearing for 965 Midland / 7201 Balson.
