It shall be the applicant’s responsibility to obtain those approvals in written form <br />in a timely manner prior to issuance of the building permit. <br />2.Ingress and egress curb-cuts shall be as approved by the City Public Works Department and the <br />State and/or County Highway Departments (whichever is pertinent) prior to issuance of the <br />building permit. It shall be the applicant’s responsibility to obtain those approvals in written <br />form in a timely manner prior to issuance of the building permit. <br />3.A final detailed landscaping plan shall be submitted to the Director of Planning for review and <br />approval after consultation with the City Forester. Landscaping shall conform with the <br />requirements Section 34-92.6 of the Zoning Code. Said landscaping and site planning design <br />shall be maintained in accordance with the approved plan. Said plan shall be approved prior to <br />the issuance of a building permit. Requirements for irrigation shall comply with Section 34- <br />60.6 of the Zoning Code. Plans for irrigation shall be finalized prior to issuance of the building <br />permit. It shall be the applicant’s responsibility to obtain those approvals in written form in a <br />timely manner prior to issuance of the building permit. <br />4.Trash containers for patron use shall be available on the premises at all times. Adequate refuse <br />disposal shall be provided by and for the business. The refuse containers and surroundings shall <br />be maintained in a clean condition. Trash receptacle containers should be screened per Section <br />34-60.4 of the Zoning Code. There shall be no trash removal scheduled between the hours of 8 <br />p.m. and 8 a.m. The business shall be responsible for the monitoring the premises and the <br />surrounding properties for trash and shall participate in removing trash from the surrounding <br />area. <br />5.A detailed construction traffic control and parking plan shall be submitted to the Director of <br />Planning and Development and the Director of Public Works for approval. Said plan shall set <br />forth details pertaining to worker parking during all phases of the proposed construction. It <br />shall further detail solutions to public property maintenance issues such as street cleaning and <br />traffic diversion. No construction workers shall park on the public streets during the <br />construction period. Said plan shall be approved prior to the issuance of a building permit. It <br />shall be the applicant’s responsibility to obtain those approvals in written form in a timely <br />manner prior to issuance of the building permit. <br />6.The height and mass shall be restricted to that shown on the final approved site plan review <br />application plans. <br />7.Lighting of all exterior areas, including all parking areas, shall comply with the requirements of <br />Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas, shall be shaded to direct light downward and away from abutting uses. <br />8.Building mechanical and electrical equipment shall be screened per Sections 34-60.3 of the <br />Zoning Code.
