<br />February 22, 2006 Plan Commission Minutes <br /> <br />Page 60f6 <br /> <br />5. A detailed landscaping plan shall be submitted to the Director of Planning for approval, in <br />conjunction with a review by the City Forester. Landscaping shall be installed and maintained in <br />accordance with the approved plan. Said landscaping plan shall be finalized prior to the first <br />residential or commercial occupancy permit being approved for the addition. It shall be the <br />applicant's responsibility to obtain those approvals in written form in a timely manner prior to <br />issuance of the building permit. <br />6. Lighting of all exterior areas shall comply with the requirements of Section 34-93.7 of the <br />Zoning Code, and shall be designed to be compatible with surrounding areas by shading to direct <br />light downward and away from abutting uses. <br />7. Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department. It shall be the applicant's responsibility to obtain those approvals in written form in <br />a timely manner prior to issuance of the building permit. <br />8. A detailed construction traffic control and parking plan should be submitted to the Director of <br />Planning for approval. Said plan shall set forth details pertaining to worker and resident parking <br />during all phases of the proposed construction. It shall further detail solutions to public property <br />maintenance issues such as street cleaning and traffic diversion. Said plan shall be finalized prior <br />to the issuance of a building permit. It shall be the applicant's responsibility to obtain those <br />approvals in written form in a timely manner prior to issuance of the building permit. <br /> <br />The motion was seconded by Ms. Ricci and passed by a vote of 3 to 1 with Mr. Marentette, Ms. Ricci <br />and Mr. Myers voting "aye" and Ms. Borg voting "nay." <br /> <br />Other Business <br /> <br />Ms. Borg stated that she prefers the minutes to be more detailed. Ms Borg also stated that Staff should <br />request plats and models of what a proposed project will look like in reference to the other buildings in <br />an area. <br /> <br />Adjournment <br /> <br />Mr. Myers moved for adjournment.
