<br />March 22, 2006 Plan Commission Minutes <br /> <br />Page 40f5 <br /> <br />shall further detail solutions to public property maintenance issues such as street cleaning and <br />traffic diversion. No construction workers shall park on the public streets during the <br />construction period. Said plan shall be approved prior to the issuance of a building permit. <br /> <br />7. The height and mass shall be restricted to that shown on the final approved site plan review <br />application plans. The additions shall be faced in brick to match the existing structure. <br /> <br />8. Lighting of all exterior areas, including all parking areas, shall comply with the requirements of <br />Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas, shall be shaded to direct light downward and away from abutting uses. <br /> <br />9. Building mechanical and electrical equipment shall be screened per Sections 34-60.3 of the <br />Zoning Code. Said plans shall be finalized prior to the issuance of a building permit. <br /> <br />10. The applicant shall install at their cost: street lighting, sidewalks and/or tree grates per the <br />specifications set forth by the Public Works Department in the Olive Street Enhancement <br />Program. The applicant shall submit a plan detailing that portion of the project which shall be <br />reviewed and approved by the Director of Public Works prior to issuance of a building permit <br />for the project. The applicant shall also obtain the required approval from any State and/or <br />County agencies (whichever is pertinent) which will be required to locate the Olive Street <br />Enhancement improvements in the portion of the right-of-way. It shall be the applicant's <br />responsibility to obtain those approvals in written form in a timely manner prior to issuance of <br />the building permit. <br /> <br />The motion was seconded by Mr. Marentette and passed by a vote of 6 to 0 with all members voting <br />"aye." <br /> <br />Hearing: Resubdivision - Lot Consolidation, 7701 Olive and 1227 North & South <br /> <br />The Vice Chairperson announced that a hearing was scheduled concerning an application from Gary <br />Berutti ofBerutti & Associates (representing Aldi Inc.), 204 West Main Street, Belleville, IL 62220 for <br />final plat approval to consolidate the lots 7701 Olive and 1227 North & South into one lot. <br /> <br />The Vice Chairperson noted the Commission's procedures and criteria for reviewing subdivision plats. <br />The applicant gave an overview of the proposal and asked that it be approved. Mr. Hill gave the staff <br />recommendation that the application be approved per the Staff Report. The Vice Chairperson asked for <br />comments from the members of the public. No members of the public wished to speak. <br /> <br />Ms. Borg moved that the Plan Commission recommend approval of the final plat.
