<br />November 8, 2006 Plan Commission Minutes <br /> <br />Page 30f3 <br /> <br />Section 34-36.5(2)(c) of the Zoning Code]. Said landscaping shall be maintained in accordance <br />with the approved plan. Said plan shall be approved prior to issuance of the building permit and <br />shall be installed prior to the approval of any occupancy permits. It shall be the applicant's <br />responsibility to obtain such approvals in writing in a timely manner prior to issuance of the <br />building permit. <br /> <br />6. The rear setback shall be modified to 15' for the proposed building. <br /> <br />7. Grading and drainage shall be approved by MSD and the City Public Works Department. It shall <br />be the applicant's responsibility to obtain such approvals in writing in a timely manner prior to <br />issuance of the building permit. <br /> <br />8. Ingress and egress shall be approved by the appropriate state and/or county agencies. It shall be the <br />applicant's responsibility to obtain such approvals in writing in a timely manner prior to issuance of <br />the building permit. <br /> <br />9. A detailed construction traffic control and parking plan should be submitted to the Director of <br />Planning for approval. Said plan shall set forth details pertaining to worker parking during all <br />phases of the proposed construction. It shall further detail solutions to public property maintenance <br />issues such as street cleaning and traffic diversion. It shall be the applicant's responsibility to <br />obtain such approvals in writing in a timely manner prior to issuance of the building permit. <br /> <br />10. Building mechanical and electrical equipment should be screened per Sections 34-60.3 of the <br />Zoning Code. <br /> <br />11. A dumpster container shall be added in front of the building and should be screened per Section 34- <br />60.4 of the Zoning Code. Trash removal shall not occur prior to 8:00 am or after 8:00 pm. <br /> <br />12. A loading space shall be added per Section 34-94.3 of the Zoning Code and should be designed per <br />Section 34-92.5. <br /> <br />The motion was seconded by Mr. Marentette and passed by a vote of 5 to 0 with all members voting <br />"aye. " <br /> <br />Other Business <br /> <br />It was discussed whether or not to postpone the scheduled December 27,2006 meeting because of the <br />holidays. It was decided to leave the scheduled meeting as is since all members attending though they <br />could make it. No other business was discussed. <br /> <br />Adjournment <br /> <br />Mr. Marentette moved for adjournment. The motion was seconded by Ms. Borg and passed <br />unanimously.
