Landscaping shall be installed and maintained <br />in accordance with the approved plan. It shall be the applicant's responsibility to submit the <br />required approvals in a timely manner before approval of the building permit. <br /> <br />13. Exhaust control for common kitchen, laundry and other facilities shall be installed and maintained <br />to prevent smoke and odors from being perceptible beyond the property lines of the development. <br /> <br />14. A detailed utility installation plan shall be submitted in conjunction with the Improvement Plans to <br />be approved by the Public Works Department and shall be made part of the Final Subdivision Plat. <br />Installation of all new utilities shall be in compliance with section 16.16.080 of the subdivision <br />regulations. All new electric, lighting, telephone, and cable television distribution lines shall be <br />installed underground. Location of any new switching enclosures, pad mounted transformers, <br />splice boxes, service pedestals or similar appurtenances required for underground utility and cable <br />systems shall be located only in the side or rear yards in compliance Section 34-55.1. <br /> <br />15. A detailed construction traffic control and parking plan should be submitted to the Director of <br />Planning for approval. Said plan shall set forth details pertaining to worker and resident parking <br />during all phases of the proposed construction. It shall further detail solutions to public property <br />maintenance issues such as street cleaning and traffic diversion. No construction workers shall <br />park on the public streets during the construction period. Said plan shall be finalized prior to the <br />issuance of a building permit. It shall be the applicant's responsibility to submit the required <br />approvals in a timely manner before approval of the building permit. <br /> <br />16. The height and mass shall be restricted to that shown on the final approved conditional use <br />application plans. The elevation of the peak of the roof of the Gatesworth expansion shall not <br />exceed 605 feet. The elevation of the peak of the roof of the McKnight Place Assisted Living <br />expansion shall not exceed 587 feet. Said elevation shall be demonstrated prior to issuance of a <br />building permit. <br /> <br />The motion was seconded by Mr. Smith and passed by a vote of 6 to 0 with all members voting "aye." <br /> <br />Map Amendment for "SR" - Single Family Residential District to "HRO" - High Density Residential Office <br />District for 8635,8639 (portions of), 8645 (portions of), 8651, 8655, 8660, 8661, 8665, 8666, 8671 8672, <br />8678 Barby Lane; 8655, 86608664, 8665, 8668, 8669, 8673 West Kingsbury: A motion was made by Ms. <br />Borg, seconded by Mr. Smith and passed by a vote of 6 to 0, with all members voting "aye," that the Plan <br />Commission recommend approval of the application for map amendment as presented with the exception of <br />the properties located at 8668 West Kingsbury and 8678 Barby Lane (which should remain SR), with all <br />members voting "aye." <br /> <br />Map Amendment for "SR" - Single Family Residential District to "GC" - General Commercial District 8639 <br />[north 67 feet of the lot] and 8645 [east 30 feet and north 67 feet of the lot] Barby Lane: A motion was <br />made by Ms. Borg, seconded by Mr. Smith and passed by a vote of 6 to 0, with all members voting "aye," <br /> <br />Q:\ WPOFFICE\ WPDAT A \m-12-27-2006.plc.final. wpd <br />
