May 28, 2008 Plan Commission Minutes Page 3 of 5 <br />compatible with surrounding areas by shading to direct light downward and away from <br />abutting residential uses. <br />5.Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department prior to issuance of a building permit by the Department of Community <br />Development. It shall be the applicant’s responsibility to obtain those approvals in written <br />form in a timely manner prior to issuance of the building permit. <br />6.A detailed construction traffic control and parking plan should be submitted to the <br />Director of Community Development for approval. Said plan shall set forth details <br />pertaining to worker parking during all phases of the proposed construction. It shall <br />further detail solutions to public property maintenance issues such as street cleaning and <br />traffic diversion. Said plan shall be finalized prior to the issuance of a building permit. It <br />shall be the applicant’s responsibility to obtain those approvals in written form in a timely <br />manner prior to issuance of the building permit. <br />7.Building, mechanical and electrical equipment should be screened per Sections 34-60.3 of <br />the Zoning Code. Said plans shall be finalized prior to the issuance of a building permit. <br />8.The applicant shall install at their cost: street lighting, sidewalks and tree grates per the <br />specifications set forth by the Public Works Department in the Olive Street Enhancement <br />Program. The applicant shall submit a plan detailing that portion of the project which shall <br />be reviewed and approved by the Director of Public Works prior to issuance of a building <br />permit for the project. The applicant shall also obtain the required approval from any <br />State and/or County agencies (whichever is pertinent) which will be required to locate the <br />Olive Street Enhancement improvements in the portion of the right-of-way. It shall be the <br />applicants responsibility to obtain those approvals in written form in a timely manner prior <br />= <br />to issuance of the occupancy permit. <br />9.Ingress and egress shall be approved by the appropriate State and/or County agencies <br />(whichever is pertinent).
