Said plan shall set forth details <br />pertaining to worker parking during all phases of the proposed construction. It shall <br />further detail solutions to public property maintenance issues such as street cleaning and <br />traffic diversion. It shall be the applicants responsibility to obtain those approvals in a <br />= <br />timely manner prior to issuance of the building permit. <br /> <br />6. The proposed zero lot line right-of-way setback is approved per Section 34-37.5(2)(a) of <br />the Zoning Code. <br /> <br />7. The parking requirement is met by the applicant providing 16 off-street parking spaces, <br />the creation of 5 new on-street parking spaces and the permitted 20% adjustment of <br />standards per Section 34-131.3(4)(b) of the Zoning Code. The off-street loading space <br />requirement is considered to met with temporary loading and unloading for this building <br />permitted on Limit, south of Delmar. Construction of all required new on-street parking <br />and public improvements, including compliance with handicapped parking requirements <br />shall be considered to part of the development and its cost and shall be approved by the <br />Public Works Department prior to issuance of the building permit. It shall be the <br />applicants responsibility to obtain those approvals in a timely manner prior to issuance of <br />= <br />the building permit. <br /> <br />8. In order to meet the required parking requirements for a retail building, uses for this <br />building are specifically limited to retail stores with storage areas as specifically shown <br />on the application plans. If any other use (such as a restaurant) is proposed, the floor area <br />and usage of the unit shall be adjusted so as to require no more parking than would be <br />required for that unit if it was used as a retail store with storage of the proposed size <br />under this application. <br /> <br />9. Building mechanical and electrical equipment should be screened per Sections 34-60.3 of <br />the Zoning Code. Trash receptacle containers should be screened per Section 34-60.4 of <br />the Zoning Code. Said plans shall be finalized prior to the issuance of a building permit. <br />It shall be the applicants responsibility to obtain those approvals in a timely manner prior <br />= <br />to issuance of the building permit. <br /> <br />The motion was seconded by. Mr. Byrne and passed by a vote of 6 to 0 with all members voting <br />“yes.” <br /> <br />Other Business <br />No other business was discussed. <br /> <br />Adjournment <br />Mr. Senturia moved for adjournment.
