The motion was seconded by Mr. Miller and passed by a vote of 5 to 0 with all <br />members voting “yes.” <br /> <br />Mr. Senturia moved that the Plan Commission recommend approval of the following text <br />amendments to the Zoning Code: <br /> <br />The proposed language below shall be added as a new section to the following areas of the <br />Zoning Code and shall be numbered as shown: <br /> <br />34-30.6(4) [“Other Development Standards” in the “SR” – Single Family Res. District] <br />34-31.6(4) [“Other Development Standards” in the “LR” – Limited Res. District] <br />34-32.6(4) [“Other Development Standards” in the “MR” – Medium Density Res. District] <br />34-33.6(9) [“Other Development Standards” in the “HR” – High Density Res. District] <br />34-34.6(11) [“Other Development Standards” in the “HRO” – High Density Res./Office <br />District] <br />34-35.6(13) [“Other Development Standards” in the “LC” – Limited Commercial District] <br />34-36.6(14) [“Other Development Standards” in the “GC” – General Commercial District] <br />34-37.6(14) [“Other Development Standards” in the “CC” – Core Commercial District] <br />34-38.6(14) [“Other Development Standards” in the “IC” – Industrial Commercial District] <br />34-39.6(11) [“Other Development Standards” in the “PA” – Public Activity District] <br />34-40.8(14) [“Other Development Standards” in the “PD” – Planned Development District] <br />34-88.3(3) [“District Standards” in the Olive Boulevard Historic District] <br />bolded <br />(the addition below shall be added to the sections listed above): <br />In addition to all other requirements and regulations set forth in this <br />chapter, all new and substantial redevelopment proposed and planned along <br />the Olive Boulevard corridor between Skinker Boulevard to the east side of <br />the I-170 interchange shall adhere to the guidelines and regulations set forth <br />in the document known as the “Olive Boulevard Design Guidelines.” The <br />guidelines are a required part of the building permit process. A copy of the <br />guidelines may be obtained from the Zoning Administrator in the <br />Community Development Department (an electronic copy is also available <br />online at the city’s website at ucitymo.org/ government/ departments/ <br />community development/ zoning). For the purpose of this requirement, <br />“substantial redevelopment” shall mean one or more of the following: a) <br />Increase of twenty-five (25) percent or more in the gross floor area of any <br />building. b) Significant upliftment of the façade aesthetics by paint and or <br />addition or replacement of façade elements. c) Restoration of historic <br />structures. d) Significant changes in site design, for example - landscaping, <br />lighting, ingress/egress etc. <br /> <br />q:\wpoffice\wpdata\m-2008-11-12.plc.final.doc <br /> <br />
