<br /> <br />6.A detailed construction traffic control and parking plan should be submitted to the <br />director of planning for approval. Said plan shall set forth details pertaining to worker <br />and resident parking during all phases of the proposed construction. Any permits <br />required for construction traffic and/or parking on Delmar Boulevard must be obtained <br />through St. Louis County. <br /> <br />The motion was seconded by Mr. Halpert and passed by a voice vote. <br /> <br />Hearing: Minor Subdivision: Final Plat – 6601 Vernon Avenue <br /> <br />The Chairperson announced that a hearing was scheduled for Final Plat approval of a Minor <br />Subdivision located at 6601 Vernon Avenue. <br /> <br />Staff provided a brief explanation of the proposed subdivision. The current proposal is to <br />subdivide a 2.271 acre parcel into two parcels of 0.695 acres and 1.576 acres. The 0.695 acre <br />parcel will be given to the City of University City and is proposed to be the future site of the Fire <br />Station. <br /> <br />Questions/comments from the Plan Commission and responses included: <br /> <br />1.Why is this item before the Plan Commission? Staff: The portion of land being given to <br />the city does not currently exist as its own parcel. It must go through the subdivision <br />process prior to changing ownership. <br /> <br />2.Some Plan Commission members are disappointed that the applicant is not present. <br />Staff: Can make it a requirement that applicants be present at Plan Commission meeting. <br /> <br />A motion was made by Mr. Byrne to approve the Final Plat for the Minor Subdivision. <br /> <br />The motion was seconded by Ms. Lewis and passed by a voice vote. Mr. Senturia abstained <br />from the vote. <br /> <br />Hearing: Text Amendments to Sections 34-55.1; 34-56.2; 34-56.3; 34-85.2; and 34-106.2 <br /> <br />The proposed amendments to Sections 34-55.1, 34-56.2 and 34-56.3 include minor corrections <br />and rearranging of text in order to place certain regulations where they make more sense. <br />Specifically, the location of accessory buildings more than ten feet from a principal building is a <br />dimensional regulation, rather than a setback exception. Prohibiting the conversion of garages <br />into living quarters is a use limitation, rather than a dimensional regulation. It is the opinion of <br />staff that the proposed amendments will make this section of the code easier to read and will <br />make it easier to locate these particular regulations. <br /> <br />The proposed amendment to Section 34-85.2 is a minor correction to a typographical error. <br /> <br />The proposed amendments to Section 34-106.2 include rearranging the text for primary signs of <br />nonresidential uses in order to be more consistent with other parts of the sign regulations.
