Session 1755 <br />May 10, 1999 <br /> <br />Mr. OIlendorff said he might meet that specific quantitative measurement minimum, but he <br />would still not meet the various qualitative measurements that are called for in the zoning <br />ordinance. Since this is a conditional use, which means that they not only have to meet <br />the minimum specifications, but they will also have to show that this plan fits into the site <br />on which it is located and into the neighborhood in which it is located. Both has to be <br />looked at. It may meet quantitative requirements, but may not meet our subjective <br />requirements. Mayor Adams asked if the three buildings were so constructed that the <br />space between the buildings met the code, then would the buildings meet the qualitative <br />requirements. Mr. Ollendorff said that they would not, because it may still be too large for <br />the site, etc. <br /> <br />Mr. Lieberman said that getting rid of the distance between buildings could be removed by <br />making the projec'. two buildings. <br /> <br />Mr. Ollendorff saic that he was not recommending denial only because of the distance <br />between buildings. This is just one of the reasons. Mayor Adams said that the paperwork <br />from the Plan Commission was very unclear and it sounded like it was denied just because <br />of the space between buildings were not met. <br /> <br />The motion to defer carried unanimously. <br /> <br />Mr. Ollendorff said that the residents would be notified when this comes up next on the <br />agenda. A public I~earing will have to be called and the neighborhood will be posted as to <br />when that hearing will take place. <br /> <br />Mr. Lieberman asked if the motion implied that the developer would need to work with City <br />staff, which would infer that the next action would be that plans are handed in. He <br />believes some dialogue would need to take place before this happens. Mr. Ollendorff said <br />that a meeting wobld be taking place the next day. <br /> <br />Mr. Munkel said that in the descriptive material, there were a number of references to <br />apartments, but M~. OIlendorff has stated that these will be condominiums and not <br />apartments. Mr. O~lendorff clarified that the application has stated that this will be a 24 <br />unit condominium I)uilding. <br /> <br />Cora Glenn, 513 N. Central Ave., wanted to find out if this particular item could be placed <br />closer to the top of the meeting the next time this comes up. Mr. Ollendorff said that the <br />next thing to come ]p would be a public hearing and that would mean that it would have <br />to be the first item ~)n the agenda. <br /> <br />12 <br /> <br /> <br />
