Session 175§ <br />May 10, 1999 <br /> <br />Bruce Rennekamp, 527 N. Central, asked if this would go back before the Plan <br />Commission. Mr. Ollendorff said that it did not have to go back to the Plan Commission, <br />but the City Council could send it back. If the revised plan meets the comments made by <br />the Plan Commission, then the Council will probably not send it back. If it is very radically <br />different then they may choose to send it back. <br /> <br />Fred Stover, 520 .3entral Ave., wished to point out that at the Plan Commission on this <br />item that there was general recognition that some sort of model would be very useful in <br />assessing the impact of these structures on the neighborhood. The Commission was very <br />interested in actually viewing models as opposed to two dimensional drawings. <br /> <br />AGENDA #6 - CONDITIONAL USE - 500-546 NORTH AND SOUTH RD.: <br /> <br />Mr. Ollendorff recommends that the conditional use permit application be returned to the <br />developer for reconfiguring into a less massive development. He does not concur with the <br />Plan Commission recommendation that the application be denied since he believes that the <br />project can be revised to become an acceptable proposal. The general concept and <br />architectural desigq are good, however, the size and layout must be revisited. Clearly some <br />combination of reduced height, less units, smaller overall building size, reduced lot <br />coverage and/or increased setbacks must be accomplished together with meeting the <br />minimum requirements of the zoning code for space between buildings. The effort should <br />be to exceed the minimum requirements. The City's staff is available to work with the <br />developer's architect to explore different possibilities in a mutual attempt to come up with <br />an approvable plan. If the developer insists that nothing smaller is financially feasible then <br />the Council will have no choice but to deny this application.
