FYI - Proposed Redevelopment at the South East Quadrant of Delcrest Drive (West) at <br />Delmar Boulevard <br /> <br />Please find attached memorandum dated July 1, 2011, submitted by Crawford, Bunte, Brammeier <br />(CBB) on behalf of Principal Commercial Real Estate, which summarizes the preliminary findings of the <br />traffic impact study for the proposed redevelopment site on the southeast corner of Delmar and <br />Delcrest (West). <br /> <br />The proposed redevelopment would consist of a 14,820 square foot pharmacy with drive-thru and the <br />replacement of an existing 30,000 square foot office building with a new 30,000 square foot office <br />building. In addition, the project proposes replacing an existing, mid-block, signalized pedestrian <br />crossing, currently located about 50 feet west of Delcrest Drive (West), with a new traffic signal at the <br />Delcrest Drive (West)/Delmar Boulevard intersection. <br /> <br />Public Works staff provided a letter to CBB (attached) on July 8, 2011 in response to the two <br />memoranda submitted to the City on June 22, 2011 and July 1, 2011. It is the Public Works Department <br />understands that this proposal will not be final until written confirmation has been received from St. <br />Louis County Department of Highways and Traffic that the new traffic signal will in fact be warranted. <br />Additional requirements may be included in the County’s review, which may require another review by <br />Public Works. <br /> <br />This redevelopment proposal was discussed at the June 22 Plan Commission meeting. Among the list <br />of the conditional use permit requirements that the plan commissioners approved at this meeting was <br />the requirement that the Traffic Commission’s review comments on the proposed traffic signal and <br />related changes be addressed. The above-mentioned public works staff review and comments are <br />intended to assist this process. If necessary, an August 10, 2011 meeting will be requested to submit a <br />final recommendation to the City Council. <br /> <br /> <br />4. Rules of Order and Procedure of the Traffic Commission of University City <br /> <br />Please find attached previously adopted Rules of Order and Procedure of the Traffic Commission of <br />University City – revised June 8, 2011.
