Questions/comments from the Plan Commission and responses included: <br />-The pictures showed a large tree. Will the large tree be removed? Applicant: We intend <br />to work around the tree. <br />-What if you find out you can’t work around the tree? Applicant: We will discuss with <br />our arborist. We intend to keep the tree. <br />-Have you had any negative reaction from the neighbors? Applicant: Not necessarily <br />negative reactions, but questions. <br />-How close do you intend to put the new house from the other houses? Applicant: That <br />has not been decided yet because the plans have not been finalized. Some of the houses <br />in this area are up to 20 feet apart. <br />-What is the square footage of the houses on either side? Applicant: Not sure. <br />-Since we don’t have any plans in front of us for a proposed house it’s difficult to <br />comment on the construction of the new house. <br />Mr. Lai stated that this is an application for a subdivision and this is not a review of the design <br />for the proposed house. <br />Ms. Carr stated she is aware of that but is still concerned with what will happen on the property. <br />The Chairperson asked if any members of the public had comments. <br />Thad Schuler, 7275 Greenway Avenue (house directly behind proposed new lot) spoke. Mr. <br />Schuler thanked Mr. Manlin for renovating the existing house at 7286 Creveling. Mr. Schuler <br />stated he was speaking on behalf of several residents regarding concern with the proposed new <br />building on the property. He and other residents think building on the lot will have a negative <br />effect on the neighborhood. They are concerned with the large trees on the lot and with any <br />long-term impact on those trees. Mr. Schuler added that it was his understanding that the <br />neighborhood was intended to have larger lots and that a new home on that lot will change the <br />look and feel of the neighborhood. Mr. Schuler’s additional concerns included the following: <br />Creveling is a narrow street and a new house may impact safety. A project of this size may <br />impact the neighborhood for a longer period of time than the developer intends. The housing <br />market may not be favorable to sell a new house. They are concerned about the integrity of the <br />lot and the design of the proposed new house.Finally, as previously mentioned, they are <br />concerned with changes to the established look and feel of the neighborhood. <br />Questions/comments from the Plan Commission and responses included: <br />-Do you have a copy of the signed petitions that were sent to neighbors? Applicant: I do, <br />if you would like to see them. <br />-Are the signers all from around the proposed new lot? Applicant: Some live adjacent to <br />the proposed new lot and some are from around the neighborhood. <br />-Have you been able to talk with everyone in the neighborhood?
