<br />Plan Commission <br />Minutes <br />June 22, 2011 <br />The Plan Commission held their regular meeting in the EOC Room located at City Hall, 6801 <br />Delmar Boulevard, University City, Missouri on June 22, 2011. The meeting commenced at <br />7:00 pm. <br />Voting Members PresentVoting Members Absent <br />Ben Halpert (Chairperson) Tom Byrne <br />Paulette Carr <br />Nova Felton <br />Lisa Greening <br />Deidre Lewis <br />Ben Senturia <br />Non-Voting Members Present <br />Stephen Kraft <br />Staff Present <br />Andrea Riganti, Director of Community Development <br />Ray Lai, Deputy Director of Planning, Zoning, and Economic Development <br />Zach Greatens, Planner <br />Approval of Minutes <br />The Chairperson stated that the Commission would consider approval of the minutes from the <br />April 27, 2011 Joint Session with the City Council and the minutes from the April 27, 2011 <br />regular Plan Commission meeting. Ms. Carr asked if questions and statements recorded in the <br />minutes could be attributed by name to which the comments were made by. Mr. Greatens stated <br />he will attempt to do that in future minutes. A motion was made to approve the minutes for both <br />meetings. The motion was seconded and the motion passed. <br />Public Hearing: Conditional Use Permit Application – 7241 Olive Boulevard <br />The Chairperson announced that a public hearing was scheduled for Conditional Use Permit <br />application #P100031. The Chairperson noted the Commission’s procedures and criteria for <br />reviewing conditional use permits and amendments to them (Zoning Code Section 34-132.2). <br />The Chairperson stated that the Plan Commission must consider whether the use: a) Complies <br />with all applicable provisions of the University City Zoning Code; b) At the specific location <br />will contribute to and promote the community welfare or convenience; c) Will not cause <br />substantial injury to the value of neighboring property; d) Is consistent with the Comprehensive <br />Plan, neighborhood development plan (if applicable), and any other official planning and <br />development policies of the City; and e) Will provide off-street parking and loading areas in <br />accordance with the standards contained in Article 7 of the University City Zoning Code. <br />tm; <br />šE <br /> <br /> <br /> <br />
