Staff provided an overview of maps and pictures of the site. <br />The applicant, Rod Jennings, presented the proposal to the Plan Commission. He stated that the <br />business owner would like to keep the business in University City and he has an established <br />clientele. The proposed addition would allow for a larger indoor space and a cleaner work <br />environment. <br />Ms. Felton asked if an MSD permit is required. Mr. Jennings stated the MSD permit has already <br />been applied for. <br />Ms. Lewis asked if the proposal had been discussed with surrounding residents. Mr. Jennings <br />replied that it has been and landscaping will be added on the side of the proposed fence along the <br />property to the rear in addition to the required landscape buffer. <br />Ms. Lewis asked if the area is still under the ownership of Mr. Carey. Mr. Jennings stated it was. <br />Ms. Greening asked if auto service was all the business does. Mr. Jennings stated it was. <br />Mr. Senturia asked if any chemicals are involved in the work done by the business and about the <br />notification of property owners. <br />Ms. Felton asked about the existing asphalt and fence at the site. Mr. Jennings stated that both <br />are to be replaced. <br />Mr. Senturia asked if there was a noise issue with this type of business. Mr. Jennings stated no. <br />Ms. Carr asked about the landscape buffer. Will it be on the other side of the fence? Mr. <br />Jennings stated that the required 10 foot buffer is a setback and is located inside the property; <br />however, they intend to install shrubs on the other side of the fence too. <br />Mr. Halpert asked who would be doing the work. Mr. Jennings said he will be doing the work <br />and will subcontract the concrete work. <br />Ms. Felton stated that George is a narrow street and she is concerned with parking during <br />construction of the project. Mr. Jennings stated that employees and equipment will be dropped <br />off at the site. <br />Staff provided a summary of the staff report. <br />Ms. Carr asked about the landscape buffer. The plan shows 10.5 feet. Does it start 0.5 feet from <br />the building? Charles Konkol, project architect, stated that a new fence is to be installed at the <br />property line and that will take up the first six inches so the landscaping will go to the building. <br />Mr. Halpert asked about the staff condition pertaining to the number of vehicles stored outdoors. <br />Mr. Greatens stated this was more of a property maintenance concern. Mr. Lai added that with a <br />Conditional Use Permit, staff may add conditions appropriate for the type of use in order to <br />tm;E <br /> <br /> <br /> <br />
