<br />Ms. Carr stated that the building may have to be shifted away from park if the landscaping and <br />sidewalk are to go in. <br /> <br />Mr. Halpert asked if the landscaping can we simply be subject to approval of the Department of <br />Community Development. <br /> <br />Mr. Kraft suggested that part of the landscape buffer be in the park if the developer would cover <br />the cost of the landscaping. <br /> <br />Ms. Riganti suggested that there be a five foot continuous landscaped buffer between the <br />development and park to be located on the park side by the developer. <br /> <br />Mr. Lai continued to address the conditions in Attachment B. In condition 11, the words <br />Spillage of light to adjacent properties is addressed in <br />Zoning Code. <br /> <br />Mr. Lai stated that with those changes, staff recommends approval subject to Attachment B. <br /> <br />Mr. Halpert summarized all changes to the conditions in Attachment B. He stated the following: <br />Condition 1 The date, November 21, 2011 will be included. <br />Condition 4 The number 132 will be changed to 138. The number listed before live/work units <br />will be removed. <br />Condition 5 The number will be removed and the formula will be referenced, not a specific <br />number. <br />Condition 6 The third sentence will be removed referring to native plant species. The term <br />included. <br /> <br />Mr. Byrne asked about the reference to the Historic Preservation Commission in Condition 7. <br /> <br />Mr. Lai stated that it is a requirement due to the location of the project. <br /> <br />Mr. Halpert continued: <br />Condition 10 The second sentence will be removed. A sentence will be added about the <br />landscape buffer on the park side to be installed by the developer. <br /> <br />landscape plan will be reviewed by the Department of Community Development. <br /> <br />Condition 11 <br /> <br />Mr. Lai stated for Condition 10, there will be a 5 foot setback between building and property line <br />and an additional five foot strip installed by developer in consultation with the Parks <br />Department. <br /> <br />Mr. Halpert asked the developer for any additional questions or comments. <br />tm; <br /> <br /> E <br /> <br /> <br />
