<br /> <br />Ms. Diamond added her concern about sanitation in reference to the trash compactor and if there <br />is an alternative location, they should explore every alternative. She asked if there could be a <br />privacy fence or sound barrier added between the trash collection area and the Delcrest <br />Condominiums. <br /> <br />Mike Arnheim, resident in Building 1 on Delcrest Court, asked the following questions: How <br />many employees will be on the property? Where will employee parking be located? Will there <br />be security provided for the development? <br /> <br />Mr. Braswell addressed the questions. He stated that there will be a property manager, two <br />leasing agents, a senior maintenance worker, and assistant maintenance worker, and a part-time <br />leasing agent, so there will be five to six employees at the complex at any given time. The <br />personal fitness center will be unmanned. There will not be a security force on-site. Access will <br />be limited by key cards. Surveillance cameras will be located on the property. <br /> <br />Kristy Krekovich, an owner in Building 1 Delcrest Court, asked about rental rates and <br />occupancy. She asked if occupancy is not as high as they like, will they lower rental rates <br />resulting in different demographics moving in than currently proposed. She expressed her <br />concern about the location of the trash collection area. She also asked about the distance <br />between the buildings in Delcrest Condominiums and the proposed building. <br /> <br />Mr. Dabler, project engineer stated there is 25 feet between the proposed building and the <br />property line and about 50 feet between the Delcrest Condominium buildings and the property <br />line, so about 75 feet between buildings. <br /> <br />Ms. Krekovich also asked about how the condominium owners are supposed to protect <br />themselves from damage after construction begins, preferably what can be done from the <br />beginning. <br /> <br />Mr. Halpert stated when this application goes before City Council; they all have the opportunity <br />to go the City Council meeting to express their concerns. Regarding legal action for any <br /> <br /> <br />Mr. Braswell addressed questions about occupancy. In Mansions on the Plaza, there are 92 units <br />and they have the highest rents in the area. Occupancy is over 96%. There are 4 vacant units at <br />any given time. The proposed rents for the new development are not as high as Mansions on the <br />Plaza. <br /> <br />Ms. Lewis suggested to Ms. Krekovich that they review the bylaws of the Condo Association <br />regarding the building itself and for individual units, work with individual property insurance <br />companies. <br /> <br />Mr. Byrne added that if multiple units are damaged, the condo association insurance company <br />would get involved in conjunction with the individual carriers for the units. <br /> <br />tm; E <br /> <br /> <br />
