<br />Ms. Greening asked if the Child Center was aware of the potential new neighbors. She also <br />asked if daycare is aware. Mr. Simon stated they were aware. <br /> <br />Mr. Halpert asked for staff comments. <br /> <br />Mr. Lai requested the difference in open space as a result of the shifting of the building and if <br />there are any changes in site coverage. Mr. Doering stated that the building is shifted to the <br />south. The change in the total calculation of open space is minimal. There is no substantial <br />difference in the amount of green space. The change to the footprint is minimal. <br /> <br />Mr. Lai asked if it is the same plan except for less setback on south side and less setback on east <br />side, near southern building. Mr. Doering confirmed. <br /> <br />Mr. Lai asked about parking spaces. The new plan shows 269 spaces and the old plan showed <br />267. Mr. Doering stated they picked up two parking spaces due to the building shift. <br /> <br />Mr. Lai stated that generally, staff finds the plan acceptable. <br /> <br />Mr. Halpert asked if the item should be postponed until the next meeting due to the change in the <br />site plan. Mr. Lai stated that based on the comments from the engineer, the new site plan will <br />not result in any major modifications to the recommendations and conditions. <br /> <br />Mr. Halpert asked for Plan Commission comments and questions. <br /> <br />Ms. Carr asked about security between the park and the building. She also expressed concern <br />about the proposed three foot wide sidewalk between the building and the park. That may not be <br />enough space. <br /> <br />Mr. Simon stated that they are amenable to enlarging the space to the south of the southern <br />building. <br /> <br />Ms. Greening asked about parking if the number of live/work units is increased. <br /> <br />Mr. Simon stated it will only be a difference of six spaces and referred to the staff report section <br />addressing the parking. <br /> <br />Mr. Simon addressed staff comments. Mr. Simon requested some flexibility regarding the <br />number of units and number of parking spaces. The number of parking spaces that can be <br />included will depend on financing for a Transit Oriented Development. Mr. Simon requested <br />that the minimum requirement for parking be reduced to 202 spaces. Mr. Simon agreed with the <br />requirement for permeable paving. He expressed concern about the requirement for a green roof. <br />Green roofs require a greater loading capacity of the building itself. Also, if there is landscaping <br />on the roof, it will not benefit the public. Mr. Simon also expressed concern about condition 11 <br />regarding light spillage. He stated that the surrounding uses will not be detrimentally affected by <br />the lighting of the development.
