Session 1659, Minutes <br />February 5, 1996 <br /> <br />Page 6 <br /> <br />3. A 25 foot deep transitional yard shall be maintained along the full length of the rear property line, <br /> with no portions of the building or roofed over structures projecting into the transitional yard, <br /> with the exception of comers of such structures projecting into the transitional yard and covering <br /> no more than 100 square feet of the transitional yard area. <br />4. A dense evergreen screen consisting of double, staggered rows of upright evergreens shall be <br /> planted and mmntained along the full length of the transitional yard, with all plants located far <br /> enough from the rear property line to avoid interference with the power lines. <br />5. The colors used for exterior building panel and roof shall be reviewed and approved by the Direc- <br /> tor of Planning. <br />6. Final detailed landscaping plans shall be submitted to the Director of Planning for review and ap- <br /> proval no later than April 1, 1996, and the landscaping shall be installed by December 1, 1966 and <br /> shall be maintained in accordance with the approved plan. <br />7. Curb-cuts shall be installed as approved by the St. Louis County Department of Highways and <br /> Traffic. <br />8. Storm drainage shall be provided as approved by the St. Louis Metropolitan Sewer District. <br /> <br />Mr. Joe Dale, architect for Precision Tool, introduced Mr. Pete Manoff, General Manager. Mr. Dale <br />displayed a drawing of the current site plan, noting the chain link fence and double landscaping screen <br />between University Heights No. 1 and the proposed facility. He also pointed out the change in the <br />storage area so as to reduce the amount of encroachment on the transitional yard. All truck traffic <br />would be on the Kingsland side, except for refuse removal, and all parking is also on that side. He <br />believes the landscaping is in conformance with City ordinances. <br /> <br />Mr. Schoomer said no security or building lighting was shown. Mr. Dale said there were three wall- <br />pack lights shown in areas where it was thought they would be needed, but none were on the rear <br />area because of the adjacent residential neighborhood, If additional lighting is needed, it will be <br />shielded from nearby homes. <br /> <br />Mrs. Schuman asked about the walkway, and Mr. Schoomer said it was on the other half of the plot. <br /> <br />Mr. Schoomer moved approval. Mrs. Schuman seconded, and all voted Aye. <br /> <br />PERSONNELREPORT <br /> <br />The Personnel report for the week ending January 27, 1996, was received and ordered filed. <br /> <br />BILl.
