Session 1659, Minutes <br />February 5, 1996 <br /> <br />Page 5 <br /> <br />Mr. Schoomer moved approval as recommended. Mrs. Schuman seconded and all voted Aye. <br /> <br />SITE PLAN AMENDMENT - 8301 OLIVE BOULEVARD <br /> <br />The City Manager recommended approval of an amendment to the site plan for the Youth Gospel <br />Music Conference at 8301 Olive, to allow expansion into another part of the building. Current use <br />would continue with up to 20 students at any one time. Approval should include the previous condi- <br />tion which was the limitation as to the uses and numbers of students. <br /> <br />Mrs. Thompson moved approval as recommended. Mr. Wagner seconded, and all voted Aye. <br /> <br />PLAT SUBDIVISION - SOUTHWEST CORNER KINGSLAND AND VERNON <br /> <br />The City Manager concurred in the Plan Commission recommendation that the final plat entitled <br />Predsion Place be approved. This splits the property on the southwest comer of Vernon and Kings- <br />land into two lots, with the south part to be utilized by the applicant for a new manufacturing facility. <br /> <br />Mr. Wagner moved approval, and Mrs. Thompson seconded the motion. <br /> <br />Mr. Schoomer said he would like to see an amendment to the plat providing for an easement from <br />University Heights No. 1 to the public walks either on Kingsland or Vernon to allow residents access <br />to consumer services to the north and east. Mr. Ollendorff' said an easement could be requested, but <br />since this is the final plat, such a requirement meant it would have to go back to the applicant and the <br />Plan Commission. Mr. Goldman was asked to comment. <br /> <br />Director of Planning A1 Goldman said it may be possible to approve the plat conditionally upon the <br />easement being shown rather than approve it with an amendment. Mr. Schoomer so moved. Mrs. <br />Schuman seconded, and all voted Aye. <br /> <br />Mr. Schoomer moved approval of the plat as amended. Mrs. Thompson seconded the motion, which <br />carded unanimously. <br /> <br />SITE PLAN - 875 KINGSLAND <br /> <br />The City Manager recommended approval of the site plan for a 13,000 square foot manufacturing <br />and warehouse facility with office space on the west side of Kingsland, south of Vernon, with the <br />following conditions: <br /> <br />1 The use and operation of the facility shall comply with the requirements of Section 34-54 of the <br /> Zoning Code and with the applicable standards of St. Louis County noise control and air pollu- <br /> tion control ordinances. <br />2. A chain link fence of not less than six feet in height shall be installed and maintained along the full <br /> length of the rear property line. <br /> <br /> <br />
