<br />Hearing: Minor Subdivision / Final Plat 7229 Forsyth Boulevard <br /> <br />Staff provided an overview of maps and pictures of the site. <br /> <br />Mike Goellner, the applicant and property owner, provided an overview of the proposed <br />subdivision. <br /> <br />Ms. Moran asked about the lot sizes of the properties to the north. <br /> <br />Mr. Greatens stated that it is made up of 33 to 40 foot wide lots. However, in the Zoning Code, <br />the prevailing pattern language takes into account only properties with the same street frontage. <br /> <br />Mr. Kraft asked about the plat and the house being located on two lots when the subdivision <br />takes place. <br /> <br />Mr. Greatens stated that the plat included language that the structures are to be removed. <br /> <br />Mr. Kraft asked if the subdivision is contingent upon the removal of the structures. <br /> <br />Mr. Greatens stated that was correct, or at least the five foot setback would have to be complied <br />with. <br /> <br />Mr. Goellner stated his preference would be to move forward with the subdivision and have the <br />house be on two lots. <br /> <br />Mr. Kraft stated his concern regarding a subdivision that results in a house that is on a property <br />line. <br />there is potential for a legal issue and resulting in a lot that cannot be built upon. <br /> <br />Mr. Goellner <br /> <br />Mr. Lai stated that on Lot B, any potential buyer could not build on it until the existing house <br />was removed. Once the Council approves the subdivision, it becomes an ordinance. <br /> <br />Mr. Senturia asked if this issue could be recorded in the ordinance. <br /> <br />Mr. Lai stated that it would be reflected in the minutes, but it is not a conditional type of <br />approval. It is approval or disapproval because it is a subdivision. <br /> <br /> <br />fine. Mr. Kraft asked why it needs to go to Council now and what the advantage to that would <br />be. <br /> <br />Ms. Lewis stated that the request is just for the division of the lot and does not involve future <br />improvements on the lot. <br /> <br />tm; E <br /> <br />
