Session 1640, Minutes <br />May 8, 1995 <br /> <br />Page3 <br /> <br />1301 PARIRI~GE <br /> <br />The City Manager agreed with the Pla~ O~-~ion and staff that a conditional <br />use permit should again be granted (original permit expired in 1993) to ex- <br />pand this r~rsing h~e by adding a 20-bed wing at the west end, subject to <br />the following conditions: <br /> <br /> 1. Transitional yards shall be provided along the north and south property <br /> lines f~-c~ Partridge to a point 500 feet west of Partridge. Chain link <br /> <br /> lines. <br /> 2. At l~t 20 parking spaoes shall be maintained in the parking areas east <br /> of the building. <br /> 3. Driveways and loading areas shall be provided to d~rectly serve the <br /> <br /> pads in such service areas and screened from public view. <br /> 4. Meyer and Watts Avenues shall re,main closed off frc~ii the site by chain <br /> link gates arranged to permit Fire Department emergency acoess to paved <br /> driveways on the site. <br /> 5. Fire hydrants shall be installed where directed by tb~ Fire Marshall. <br /> 6. The project shall be operated and maintained in accordance with a de- <br /> tailed mintenance plan and schedule submitted to and approved by the <br /> city M~ager. <br /> 7. A ~vised landscaping plan shall be submitted to the Planning Director <br /> for his review and approval no later than February 28, 1996. Landscap- <br /> ing shall ~e installed and mainta' _lr~d~_ in accordance with approved plan; <br /> the spring plantings shall be installed no later than June 1, 1996 and <br /> the fall plantings shall be inst_a_!led no later than Deoember 31, 1996. <br /> 8. Exterior lighting fixtures shall be shaded wherever nece~ry to avoid <br /> casting d/rect light upon any property located in a residential district. <br /> Exterior lighting shall be installed and maintained in accordance with a <br /> detailed lighting plan submitted to and approved by the Planning Direc- <br /> tor. <br /> 9. Late hour and overnight parking shall comply with a traffic and parking <br /> plan submitted to and approved by tb~ City Manager. <br />10. There shall be no expansion of facilities, building of additions or new <br /> buildings, and no additional drives or parking other than as shown on <br /> plans apprcwed for this Conditional Use Permit, without tb~ approval of <br /> the City Council following a re~,u, mndation frcan the Plan C~,,,H~.~ion af- <br /> ter a Conditional Use public hearing. <br />11. Backer and George Avem~ shall remain closed off f~-~h the site. <br />12. Prior to receiving an occupancy permit for the new wing, repair damaged <br /> parkin~ lot and driveway pavements. <br />13. Prior to receiving an occupancy permit for the new wing, remove former <br /> playground pavement and replace with a lawn area. <br />14. Prior to receiving an ooonpancy permit for t_h~ new wing, remove deteri- <br /> orated play~ equipment. <br />15. Prior to reoeiving an occupancy permit for tb~ new wing, repair and <br /> <br />16.
