The impact of live ~ c~ parking and other Center facilities <br /> as w~11 as the sun~2~/r~ residential neighborhood shall be monitored by <br /> the City, and the operator shall hereby agree to restrict or el'n~inate <br /> live enterta~ f~-~ the restaurant operatic~ if the City det~rm/nes <br /> that it causes a negative impact o~ parking, other Center facilities, or <br /> <br /> raised platform unless specifically approved by the city Council as a <br /> Site Plan R~view Amendment. <br /> 2. E~loyses shall park in the area beD/rid the building. <br /> 3. Outdoor din/rig shall be limited to six (6) tables, each seating two per- <br /> sons. A rain/mum of four (4) feet of clear passageway for pedestrian <br /> movement shall be provi__~d~__ at all times c~ the sidewalk. <br />4. Signs c~ the premises shall co~form in all respects with the provisions <br /> of the University City Sign Code. <br />5. At no time shall carry-out food service ~ a significant portion of <br /> the business. If the owner or operator of the restaurant desires to <br /> erate a carry-cut food service as a significant portion of th~ business, <br /> an application for a Conditional Use Permit must be submitted as requ~ed <br /> by Section 34-65 of the University City Zoning Code and receive the ex- <br /> press approval of the City Plan C~.,..i~ion and City Council. <br />6. Any enlargement or alteration in the use of the structure as a restaurant <br /> or the site for restaurant use must be approved by the City Council under <br /> a Site Plan Revie~ Amendment before a building permit may be issued for <br /> such enlargement or alteration. <br />7. Adequate refuse d~.~ns~] shall be provided by and for the business. <br />8. An exhaust s~ shall be installed and/or other means shall be taken to <br /> prevent any food preparation odors or cooking odors fr~n being readily <br /> perceptible beyond the lot lines of the property on which the restaurant <br /> <br />9. Music, television and sound system speakers shall be so arranged that the <br /> sounds cannot be heard outdoors at any time. <br /> <br />Mrs. Thompson cu~pl~ tb~ applicant, Ms. Millie Wsshin~tu~, 12914 Nimes <br />Drive, on her very suocessful business, and asked if sb~ agreed to the condi- <br />tions. Ap- <br />plicant Steve Kanterman made that request. <br /> <br /> <br />
