Specifics include rez-uning to allc~ only sin- <br />gle family hc~es to be built, maintenance of rear yard setbacks, and Oouncil <br />review of the Zoning Code to see if an additional level of protection might <br />be granted th~ buffer zones around historic districts. Mr. Ollendorff <br />reo~-,,,ended apgroval only if the applicant can provide convincing as~a/zar~s <br />and if Oouncil is prepared to revise the city's development expectations for <br />this block. ~ said approval would be c~ to the city's Comprehensive <br />Plan which calls for this block to eventually be developed into condominium- <br /> <br />Mr. Jerry Pratter, 240 T.~nden, said residents in the T.{nden Historic District <br />met with the developer (Rik Cannon) and appeared at the Historic Preservation <br />(k~,,,i-~sion ming, and subeequantl¥ decided to support Mr. Cannon's request <br />for subdivisic~ following his as~%u~ce~ that the two deteriorated homes at <br />439 and 441 Hanley will be completely renovated, and the home to, be built on <br />the subdivided lot will be in keeping with the character and quality of other <br />hc~es on the block. Another ooncern was that there are several lots on this <br />block that could be subdivided; if that ccmes about, the neighborhood prefers <br />that single f~nily, rather than condcmdniums or attached housing, be built. <br /> <br />Mr. Oll ~er~n__ rff said Oouncil earlier today received a letter from the appli- <br />cant wherein he agrees to voluntarily ccmply with the requests of the neigh- <br />bors and Historic Preservation (k,,,~,~.~sion; b~ also asks for action now since <br />contracts are waiting for approval. <br /> <br />Mrs. Schuman said she would rather not c~mu~t herself to guaranteeing that <br />~-~%-~ining houses on the block be preserved as single family housing units, as <br />the Historic Preservation C~,~ssion suggested. She then moved approval of <br />the subdivision. Mr. Wagner seco_~_ed_ the motion. <br /> <br />Mr. ~ said he was reluctant to sacrifice the 60 foot frontage rule and <br />that approval will make it more difficult in the future to comply with the <br />Cc~prehensive Plan in this block. If this passes, Council should look at the <br />e~tire in~ of the adjoining area's zoning and perhaps amend the T.~nde~ <br />District to include protective provisions. <br /> <br />Mr. Wagner o~m~r~led the Historic Preservation C~mu~ssion for its thorough <br />study and thoughtful rec~,,.,~ndations. <br /> <br />All voted Aye except Mr. Schocmer, who voted Nay. <br /> <br /> <br />
