Sessic~ 1635, Minutes Page 4 <br />Feb~_mry 6, 1995 <br /> <br />RESUBDMSIC~- 439NORTHHANLEY <br /> <br />The city Manager said the Plan Om~.~ion rec~,,er~___~d__ approval, by a vote of <br />four to two, of a plan to divide a 100 foot lot at 439 North Hanley into two <br />parcels that meet City Code requirements except for lot size as compared to <br />the p~--~vailing pattern in this block. While some parcels are similar in size <br />to the pr~ building sites, many are quite a bit larger. ~ately <br />w~st of this lot is the Linden Historic District, with a prevailing pattern <br />of substantially larger lots. This lot is sharply sloped up frc~ Hanley, <br />limiting the usefulness of the front ~. He reo~,,,~nd_ed either denial or <br />referral for mo~e neighborhood and Historic Preservation C~,,.~.~.~ion input. <br /> <br />The developer, Mr. Rik Cannon, Belle Meade Corporation, 8012 Bonhc~ne, said <br />he planstodevelopa single family hc~eonthe south half of the lot (an ex- <br />istinghc~e is on the north half). He said the newhomewouldbecompatible <br />with theneighborhood. He saidhe also owns 441 North Hanley. <br /> <br />Mr. COtton asked why the Plan Ccm~ission voted approval wb~n the new lot does <br />not conform to the block's prevailin~ pattern. Mr. Ollendorff said the Code <br />requires that lots be 60 feet wide; they can be smaller only if that is the <br />p£evailing pattern on the block. Mr. Ollendorff said six lots are larger <br />than 60 feet; four lots are 50 feet. However, on tb~ east side of Hanley, a <br />number of lots are less than 100 feet. <br /> <br />Ms. Dorothy Danforth, 230 Lir~_en, said she and her neighbors had some concern <br />about this development as they thought there would be two new homes with a <br />c~,,ton wall. Mr. Ollendorff said tb~ proposal is for one new home near the <br />existing ome; each would have a separate driveway. Also, placement of the <br />new hume must meet Z-uning COde restrictions with regard to required rear yard <br />space (30 feet from the hack building line). After consulting with neighbors <br />who w~re present, Ms. Deu~forth asked that a decision be postponed to get in- <br />put on possible historic impact. <br /> <br />Mr. Wagner shared tb~ concern of Ms. Danforth's neighbors, and moved that <br />this matter be referred to tb~ Historic Preservation C~mmission for comment <br />and a reomm~_ndmtion. Mrs. Schuman seconded tb~motion, and all voted Aye. <br /> <br />Mrs. Schuman said the delay will give neighbors a chance to voice their con- <br />cerns and the oppo~ty to make suggestions if tb~ subdivision is not ap- <br />proved.
