The project is now less massive and more compatible with residential zoned
property to the east. The east facade of the two buildings at a similar grade to North
Central has been lowered to three stories, the same as allowed for property on North
Central. The plans were further revised to add open space between the buildings and at
the rear by adding three courtyards and increasing that setback. The developer has also
added several architectural features which produce a more attractive facade. Conditional
use permit application should be contingent upon the following conditions:

The building and property shall be developed, constructed and maintained in
compliance with the plans submitted with the approved application.
The permitted Floor Area Ratio (FAR) shall be limited to 1.69. The permitted
distance between buildings shall be no less than 60'. The rear yard setback shall be
increased to no less than 28'. The permitted side yard setbacks shall be no less
than 20'. The permitted front yard setback shall be no less than 24'.
A detailed landscaping plan shall be submitted to the Director of Planning for
approval, in conjunction with a review by the City Forester. Landscaping shall be
installed and maintained in accordance with the approved plan. Said landscaping

4
