Session 1760
June 21, 1999

clearly depicts how massive the buildings will be in comparison with the homes. He is a
lifelong resident of U. City and simply feels that this project is too massive for this area and
will oppose it.

Michael Hill, 507 N. Central, read a comment from his wife. She believes that the project
is not appropriate ~n regards to the City's ordinance. The changes that the developer has
made are not substantial, for example the three foot decrease in the building width. They
are opposed to the project.

Bruce Rennekamp, 527 N. Central, said that he and his neighbors have made many trips
to City Hall to plead the case for responsible development on this tract of property. First,
the Plan Commission denied the request for the conditional use, zoning change and
resubdivision of this property by a vote of six to one, seven to nothing, six to nothing,
clearly stating that they felt medium density development and not this project would be
more appropriate for this location. The changes made are not substantial enough and the
developer has made facetious comments which depicts an appalling arrogance. He is
opposed to this project.

Bert Sterbenz, 7000 Cornell, said that he was here tonight to support a fellow
neighborhood association President, Mr. Mike Hill of the Delmar Heights Neighborhood
Association. He drove over to take a look at what the neighborhood would be taking on
with this project and was appalled at the monstrously sized condo building under
construction there. He can not believe that we are discussing zoning changes to allow
more of this type of construction to take place. He is opposed to this project.

Kristin Becker, 524 N. Central, said that her property did not abut this project, but she is
here on behalf of her neighborhood association and her friends. She is the one that built
the model. She showed several photos of the Manlin building as a point of reference, as
well to depict the massiveness of the proposed project in relation to the existing residential
homes. She explained why the new project was inappropriate for the area and intrusive.
She is opposed to the project.

Dante Anselmo, is the Project Manager for Crown Capitol Corporation and Paul Londe
Enterprises. Mr. Anselmo said that he would be happy to answer any concerns, but that he
would like to address the issue of density. In comparison to other projects that have been
approved, their density is in the middle and lower end.

Robert Morton, 7628 Delmar, said that he was a thirty year resident and he has great
concern about this project. He feels that we are going to run an investor out of University
City. University City does not have a lot of income production. He feels that if the Council

7
