In addition, an energy efficient roof system shall be installed on <br /> each building, excluding the rooftop terrace of Building 1A. <br /> 13.The permitted buildings shall be of construction materials and in architectural <br /> design consistent with the Preliminary Development Plan, subject to final <br /> approval by the Department of Community Development with input by the <br /> Historic Preservation Commission. <br /> 14.A final landscape plan shall be submitted to the Department of Community <br /> Development, with specific location of all plant material, specifying size and <br /> species, for its review and approval, in conjunction with a review by the City <br /> Forestry Supervisor. Said plan shall be submitted with the Final Development <br /> Plan. Landscaping shall be installed and maintained in accordance with the <br /> approved plan. <br /> 15.There shall be no more than two (2) freestanding development identification <br /> signs associated with the overall permitted development in this PD-M Planned <br /> Development— Mixed-Use District. Each sign shall not exceed fifty (50) square <br /> feet or five (5) feet in height and shall be constructed of material that is <br /> compatible with the proposed building construction material. <br /> 16.Lighting of all exterior areas shall comply with the requirements of Section 34- <br /> 93.7 of the Zoning Code, and shall be designed to be compatible with <br /> surrounding areas by shading to direct light downward and away from abutting <br /> uses. <br /> 17.Demolition of any of the existing buildings shall not commence until building <br /> permit applications have been submitted to the City of University City. <br /> 18.AI1 work in the public right-of-way shall be located, constructed, and maintained <br /> as approved by the Department of Public Works and Parks. <br /> 19.A detailed construction traffic control and parking plan should be submitted to the <br /> Department of Community Development for approval, in conjunction with review <br /> by the Department of Public Works and Parks. Said plan shall set forth details <br /> pertaining to worker and resident parking during all phases of the proposed <br /> construction. It shall further detail solutions to public property maintenance <br /> issues such as street cleaning and traffic diversion. Said plan shall be finalized <br /> prior to the issuance of a building permit. It shall be the applicant's responsibility <br /> to obtain those approvals in written form in a timely manner prior to issuance of <br />{ the building permit. <br /> 20.Approval of the Preliminary Development Plan shall be valid for a period of two <br /> years from the date of City Council approval. A Final Development Plan shall be <br /> submitted within the said two-year period per Sections 34-40.15 and 34-40.16 of <br /> the Zoning Code. <br /> Page3of4 <br />
