4. An easement for public access of the proposed pedestrian mews beginning at <br /> Delmar Boulevard and terminating approximately at the southern boundary of the <br /> alley right-of-way, as well as the proposed passive green space on Lot 3, shall be <br /> provided by the applicant via an agreement between the City of University City <br /> and the applicant. <br /> 5. The total number of beds in the student apartment units for the overall <br /> development shall not exceed six-hundred (600). <br /> 6. The total gross floor area permitted with this development, excluding the <br /> underground parking garage, shall be not more than 295,000 square feet. <br /> Ground floor retail/commercial space shall not exceed 22,000 square feet to be <br /> contained in the two mixed-use buildings fronting Delmar Boulevard. <br /> 7. No more than two (2) phases shall be allowed for the development. Phase 1 <br /> shall at minimum include the construction of four (4) buildings, and underground <br /> parking as part of Phase 1 with a minimum of 215 parking spaces. <br /> 8. An underground parking garage is permitted on Lot 2. The minimum number of <br /> parking spaces in the underground parking garage shall be 0.5 parking spaces <br /> per bed in the overall development. The minimum dimensions for each parking <br /> space in the underground parking garage shall be 8.5 feet in width by 18 feet in <br /> depth with 23-foot wide drive aisles. The location of the ingress/egress drive ! <br /> providing access to the underground parking garage from Enright Avenue shall <br /> be as approved by the Department of Community Development and Department <br /> of Public Works and Parks. <br /> 9. No surface parking areas are allowed on Lot 2 and Lot 3 except for the loading <br /> spaces allowed at locations as approved by the Department of Community <br /> Development. <br /> 10.The Municipal Garage #2 (6319 Delmar Boulevard), located less than five- <br /> hundred (500) feet from the permitted mixed-use buildings, may be allowed to <br /> meet parking requirements for the retail and commercial uses, subject to an <br /> agreement between the applicant and the City of University City executed per <br /> Section 34-94.1.5 of the Zoning Code. <br /> 11.Bicycle parking and storage shall be provided, with a minimum capacity for 300 <br /> bicycles provided by indoor and/or outdoor parking and storage. <br /> 12.The following sustainability measures shall be incorporated into the development, <br /> as specified by the applicant: All buildings shall be built to LEED Silver <br /> standards. All buildings shall exceed the metrics of ASHRAE 90.1 2007 by 30% <br /> or more Energy efficient mechanical systems shall be installed. Storm water <br /> management elements shall be installed, such as rain gardens and bio-swales. <br /> The rooftop terrace on Building 1A shall include a green roof system as specified <br /> Page2of4 <br /> 1 <br />
