- Is the building and the land to the west for sale? Mr. Greatens: Yes, 711
Kingsland Avenue and 701 Trinity Avenue.
- It would be a shame if anyone came to the HPC with a demolition permit for the
building. It would be a hard sell to the HPC.
- Who was the architect? Mr. Greatens: William Ittner.
- A critical part of reusing the building would be to look at how it was constructed
and if it would allow for interior renovations. Any developer would be looking for
that.
- Is it also in a national district? Mr. Greatens: No.
- This is a key structure in the Historic District (local) and the project would be
scrutinized closely. Whoever buys the property should be aware of all criteria the
HPC is responsible for.
- A lot of historic significance has to do with design and there might be
opportunities to be creative for adaptive use such as maintaining the core of the
building and the design. Demolition would be a hard sell.

One member of the public asked to address the Commission.

This member of the public stated that it would be important to keep the main façade of
the building intact and not to increase the height of the building. He stated he would like
to see creative reuse of the structure. In addition, he stated that being adjacent to a
residential area is also critical.

c. Update/Summary 2012 Annual Statewide Historic Preservation Conference

Mr. Greatens thanked the Commission members for their assistance over the past
several months. He stated that over 220 people attended the conference, one of the
highest attended ever, and he heard only positive feedback.

Ms. Schmidt thanked staff for their work related to the conference.

meeting. Mr. Greatens stated that a recommendation would be needed for the
Conditional Use Permit for the trolley prior to the December Plan Commission meeting
and asked if the HPC meeting could be rescheduled to either Thursday December 13 or
Monday December 17. The HPC members present agreed to December 17.

The meeting adjourned at 8:05 pm.

44
Page of
