<br />Mr. Greatens provided an overview of maps and pictures of the site and surrounding area. He <br />stated that the request was to expand the existing truck and equipment rental business at 7270 <br />Olive Boulevard by constructing a parking lot at 7290 Olive Boulevard and 1166 Midland <br />Boulevard that will serve as an accessory lot for the existing business. <br /> <br />Ms. Lewis asked the applicants to explain the proposal. <br /> <br />Mr. Jim Lorimer with Amerco Real Estate Company, the property owner, and Steve Galloway <br />with Kimley-Horn Associates, project engineer, were present to explain the proposal to the Plan <br />Commission members. Mr. Lorimer stated that they had previously been approached by the <br />Zoning Administrator about expanding the business with a parking lot because the property was <br />not ideal for development with any new buildings. He stated that they intended to follow the <br />Olive Boulevard Design Guidelines for proposed landscaping. <br /> <br />Mr. Greatens asked Mr. Lorimer if he was approached by the Zoning Administrator in 2008 for <br />the previous Conditional Use Permit for construction of a parking lot. Mr. Lorimer confirmed <br />that was correct. <br /> <br />Questions/Comments from Plan Commission members and responses included: <br /> <br /> <br />-A question was asked about the property where the current U-Haul business was located <br />and if it was in the floodplain and part of the 2012 flood study. Mr. Galloway stated that <br />the flood study involved development of the subject property and potential future <br />development on the current U-Haul site. He stated that any work to be done at this site <br />would not alter or raise the floodplain elevation and there had been some slight revisions <br />to the Site Plan since the flood study was completed. <br /> <br /> <br />-The applicant was asked to describe the landscaping and proposed improvements to <br />comply with the Olive Boulevard Design Guidelines. Mr. Galloway stated that the Olive <br />Boulevard Design Guidelines would be met and work would also be completed in <br />conjunction with MODOT requirements. <br /> <br /> <br />-A question was asked about how the landscaping would be preserved and protected in <br />conjunction with the proposed development. Mr. Greatens stated that a preliminary <br />landscape plan had been submitted and a final landscape plan would be required to be <br />submitted and approved prior to the issuance of any permits. Mr. Lai stated that fencing <br />was also proposed along the frontage of Olive Boulevard and Midland Boulevard. <br /> <br /> <br />-A question was asked regarding any plans for improving the appearance of the drainage <br />ditch that was on the property. The applicant stated that at the present time there were no <br />plans for improvements to the ditch. <br /> <br /> <br />-The applicant was asked about the type of pavement that would be used for the parking <br />lot. The applicant stated it would be a mixture of pervious and impervious pavement and <br />there would be no increase in impervious pavement on the lot. <br />tm; šE  <br /> <br /> <br />
