<br /> <br />-A question was asked about the re-grading of the property. The applicant stated that the <br />current plan was to flatten the mound in the middle of the site and raise the grad on some <br />of the outer edges of the site. <br /> <br /> <br />-The applicant was asked if there were any precautions to be taken to account for potential <br />leakage from trucks on the lot. The applicant stated there were currently no plans to <br />address any leakage from the trucks other than off-site maintenance performed on the <br />trucks. A suggestion was made by the Commission members to consider low-level <br />plantings for filtering to address oil leakage concerns. <br /> <br />The Chairperson asked if there were any comments from the public. There were no requests for <br />comments by the public. <br /> <br />Mr. Greatens summarized the staff report. He stated that a change to Condition 2.a. was <br />proposed, to state that the required decorative fencing along Olive Boulevard and Midland <br />Boulevard shall be consistent with the Olive Boulevard Design Guidelines and additional <br />landscaping shall be incorporated in the northwestern corner of the property. Mr. Greatens <br />stated that staff recommended approval with the revised conditions in Attachment B of the Staff <br />Report. <br /> <br />Questions/Comments from Plan Commission members and responses included: <br /> <br /> <br />-The applicant was asked if they were aware of and comfortable with all conditions and <br />revisions from Staff. The applicant stated they were and stated that St. Louis County <br />approval of the curb-cut onto Midland Boulevard may possibly impact the landscaping <br />and fencing along Midland Boulevard. Mr. Greatens stated that was okay since the <br />landscaping was subject to the Olive Boulevard Design Guidelines which was also <br />subject to St. Louis County approval. Mr. Lai stated that while there could be issues with <br />utilities and easements that would require adjustments for the location of landscaping, all <br />landscaping and fencing should be included as much as possible. <br /> <br />A motion was made by Mr. Senturia to approve the Conditional Use Permit application with the <br />conditions in Attachment B of the Staff Report with the revisions stated by Mr. Greatens. The <br />motion was seconded by Ms. Locke and carried unanimously. <br /> <br />Mr. Greatens stated that the application would be forwarded to City Council for consideration at <br />their next available meeting. <br /> <br />Minor Subdivision / Final Plat 13-09672 7721 Delmar Boulevard <br /> <br />The Chairperson stated that the applicant was Anita Beckmann, property owner, and the proposal <br />was to subdivide the existing two-family dwelling at 7721 Delmar Boulevard into two <br />condominium units. <br /> <br />Mr. Greatens provided pictures and background information for the subject property. He stated <br />there were no proposed alterations to the exterior of the building and that the change would only <br />tm; <br /> E <br /> <br /> <br />
