<br /> <br />Board of Adjustment <br />April 17, 2013 Meeting Minutes <br />(approved 10-21-2013) <br /> <br />A Board of Adjustment meeting was held on Wednesday April 17, 2013 at the Heman Park <br />Community Center located at 975 Pennsylvania Avenue, University City, Missouri. Approval of Minutes <br />The minutes from the March 20, 2013 Board of Adjustment meeting were approved. <br /> <br />2. Case # 13-02263 7218-7222 Forsyth Boulevard <br /> <br />Michael Byrd with Core 10 Architecture, Inc., on behalf of Mark S. Mehlman Homes, LLC, <br />requested a variance to reduce the minimum lot area to construct a garden apartment building in <br />the MR Medium Density Residential District on a combined lot area of approximately 15,000 <br />square feet in lieu of 20,000 square feet as required by Section 34-57.2.3.a(1) of the Zoning <br />Code. The variance was denied by a vote of 3 (opposed) to 2 (in favor). The Board members <br />noted that based on the evidence presented, it was not clear that the request was not based upon <br />the desire of the applicant to secure a greater financial return on the property. It was also noted <br />that, based upon the comments from the public, there was a perceived negative impact of the <br />proposal on adjacent properties. <br /> <br />Five members of the public addressed the Board of Adjustment. <br /> <br />John Marshall 7105 Northmoor Drive. Mr. Marshall stated that he objected to the request due <br />to concern about how the proposed development would fit with the neighborhood due to <br />potential height, size, and appearance of a new building. He stated that he believed the existing <br />buildings on the property could be renovated. He added that parking was also a concern in the <br />neighborhood. <br /> <br />Bob Petersen 7201 Forsyth Boulevard. Mr. Petersen stated that he had concerns about parking <br />if a new building was constructed resulting in more units as on-street parking was already an <br />issue. He was also concerned about the potential for a taller building that would not fit with the <br />neighborhood. <br />tm; <br /> šE <br /> <br />
