<br />Mr. Greatens provided an overview of maps and pictures of the site and surrounding area. He <br />stated that the request was to allow a ground floor restaurant at 6301-B Delmar Boulevard, <br />currently a retail business, in the CC Core Commercial District. He stated the applicant was <br />the current business owner and they are proposing to convert the location into a restaurant. <br /> <br />Ms. Locke asked the applicants to explain the proposal. <br /> <br />The applicant, Ms. Deborah Fink with Devil City, LLC stated that the proposal involved <br />converting the existing clothing boutique and converting it into a pizza pub. She stated she <br />intended to continue to operate her clothing boutique in a portion of the existing retail space to <br />the west. <br /> <br />Questions/Comments from Plan Commission members and responses from the applicant <br />included: <br /> <br /> <br />-Would there be outdoor seating available? Ms. Fink stated there would be, similar to <br />what was available at surrounding locations. <br /> <br /> <br />-Were the neighbors aware of the proposal? Ms. Fink stated those who had been <br />approached about the proposed business were supportive of the concept. <br /> <br /> <br />-Parking in the Loop area is in increased demand in recent years, would parking behind <br />the building be for employees? Ms. Fink stated that the spaces behind the building were <br />for occupants of the residential units in the building. <br /> <br /> <br />-The applicant was asked what her vision of non-food based businesses was in The Loop. <br />Ms. Fink stated that as part of her proposal, she would be merging her retail business with <br />the business to the west and another business and it would serve as a retail co-op to <br />provide a convenient fashion shopping experience. <br /> <br /> <br />-A liquor license was indicated on the application material, if obtaining the liquor license <br />was unsuccessful, would the restaurant still be opened? Ms. Fink stated this had not been <br />discussed with the business partners involved. <br /> <br />Mr. Greatens stated that staff recommended approval with the conditions in Attachment B of the <br />staff report. <br /> <br />any of the conditions. The applicant had no further questions. <br /> <br />Ms. Locke opened the public hearing for the Conditional Use Permit application. There were no <br />requests for comments by the public and the public hearing closed. <br /> <br />A motion was made by Mr. Senturia to approve Conditional Use Permit 13-09925 for a ground <br />floor restaurant at 6301-B Delmar Boulevard with the conditions in Attachment B of the staff <br />report.
