<br />Ms. Lynda Kelly, owner of rental property on Delmar Boulevard near the subject <br />property, expressed concern about plans for the finished product and potential for future <br />development and the impact it might have on residents on Delmar Boulevard. <br /> <br />Ms. Kelly Malon, property owner of 8677 Barby Lane, expressed concern about safety on <br />Barby Lane because it was a dead-end street and small children often played in the area. <br /> <br />Ms. Marla Simmons, property owner of 516 Kingdel Drive, expressed concern about the <br />speed of traffic on Delmar Boulevard coming from Price Road and that drivers often pull <br />into the neighborhood because they cannot find the entrance to the facility. <br /> <br />Mr. Walker addressed the comments from the public. He stated that some of the <br />construction issued he had not been made aware of previously. He stated that the dead <br />landscaping had been replaced as soon as they were aware of it. He added that he <br />thought many of the issues were related to communication with neighbors and he <br />intended to communicate with neighbors. Regarding the question about future <br />development, he stated that this project was the main goal now. He stated that there were <br />properties under the same ownership as the subject property, but it was unknown if there <br />were any development prospects, but at this time, the current proposal is the focus. Mr. <br />Walker stated that landscaping was irrigated and they had their own crews and <br />landscaping companies and that they made maintenance of landscaping a high priority. <br /> <br />Questions/Comments from Plan Commission members and responses from the applicant <br />included: <br /> <br /> <br />-A question was asked of the applicant if they had considered providing contact <br />information to all neighbors involved. Mr. Walker stated that the surrounding <br />neighbors had all of his contact information. <br /> <br />-Have there been noise pollution issues or problems with the existing operation of The <br />Gatesworth? Mr. Walker stated that, especially with the nature of the existing <br />operation, there had not been. <br /> <br />-A question was asked about exterior lighting. Mr. Walker explained that the parking <br />lot was required to be lit for safety, but would be as approved by the City. <br /> <br />-It was stated that the concerns expressed by the residents seem reasonable and there <br />seem insurmountable and could be resolved with communication. The residents <br />should get the a <br />Barby Lane, perhaps the City could address it with appropriate signage. Ms. Riganti <br />stated that the Traffic Commission would be contacted to address this issue. <br /> <br />Mr. Greatens addressed the concerns expressed by the public. He stated that there <br />was a condition included in the staff report regarding dumpsters and that they must be <br />screened and located away from the western and northern property lines as approved <br />by the Department of Community Development. Regarding lighting, he stated there <br />were requirements in the underlying Zoning but also a condition that lighting be <br />shaded to direct light away from surrounding properties.
