However, the Council <br /> has never granted the full amount. <br /> Mr. Wagner moved approval of the amount recommended by the City Manager. Mr. <br /> Adams seconded the motion, which carried unanimously. <br /> Mayor Majerus noted this is a very important building and to have good devel- <br /> opers cane in and work on it is a plus for the community. <br /> SITE PLAN - SOUTHWEST CORNER OF KINGSLAND AND VERNON <br /> The City Manager said site plan approval was recommended for a development <br /> consisting of a warehouse with office space at the southwest corner of Kings- <br /> land and Vernon. The proposal meets all requirements of the Zoning Code and <br /> the guidelines of the City's Ccanprehensive Plan. The following condition <br /> should be attached: <br /> 1. A detailed landscaping plan for the site shall be submitted for review and <br /> approval by the Director of Planning. All landscaping shall be installed <br /> and maintained in accordance with such approved plan. <br /> Mr. Schoomer was concerned about the hours of operation, particularly if there <br /> is to be night loading or unloading, because of the proximity to residences. <br /> The developer, Mr. Steven Adelman, 8011 Clayton, and Mr. Peter Fairchild of <br /> Kuhlmann Design Group, came forward. Mr. Adelman said normal business hours <br /> would probably end at 7 p.m. for both warehouse and offices. <br /> Mr. Wagner asked about the mix, and Mr. Adelman said it was 15% office space <br /> and 85% warehouse, although that could change slightly as leases were signed. <br /> Mr. EUhlmann showed drawings of what the site would look like when finished. <br /> Because part of the property is in a flood plain, the development was not as <br /> large as would fit on the site. <br /> In response to Mr. Schomer, Mr. Kuhlmann said there would be security light- <br /> ing at the rear, but it would be hooded so as not to shine on nearby homes. <br /> Mr. Sdhocmer wanted that added as a condition. Mr. Elhlmann had no objection, <br /> and said a lighting plan would be submitted with the landscape plan. <br /> Responding to Mr. Wagner, Mr. Adelman said there would be parking spaces for <br /> 104 cars, which would be enough to accommodate up to 30% retail on the site. <br /> Mr. Adams moved approval including both conditions. Mr. Wagner seconded the <br /> motion. <br /> Mr. Schomer asked the Council to consider another condition that would limit <br />
