<br /> <br />Board of Adjustment <br />February 18, 2014 Meeting Minutes <br />(approved 3-17-2014) <br /> <br />A Board of Adjustment meeting was held on Tuesday February 18, 2014 at the Heman Park <br />Community Center located at 975 Pennsylvania Avenue, University City, Missouri. Approval of Minutes <br />The minutes from the November 18, 2013 Board of Adjustment meeting were approved. <br /> <br />2. Case # 14-00619 8257 Tulane Avenue <br /> <br />Brian Yount with Mosby Building Arts, on behalf of Louis and Dale Ackerman, property <br />owners, requested a variance to maintain a rear yard setback of ten (10) feet in lieu of thirty (30) <br />feet and a front yard setback of twenty-nine (29) feet in lieu of thirty (30) feet as required by <br />Sections 34-30.5.2 and 34-55.3 of the Zoning Code for two proposed additions to the existing <br />single family dwelling in the SR Single Family Residential District. The variance was <br />approved by a vote of 5 to 0. The Board members noted that based on the evidence presented, <br />the standards for granting variances as specified in the Zoning Code had been met. It was also <br />noted that the proposed additions would be in compliance with the standard setbacks for property <br />in the SR Single Family Residential District, but the building lines platted for this subdivision <br />were more stringent than the standard setbacks. Also, the shallowness of the subject property, <br />when combined with the more stringent building lines, made it a unique corner lot when <br />compared with typical corner lots in University City. <br /> <br />Two members of the public addressed the Board of Adjustment. <br /> <br />Linda Howard 8263 Tulane Avenue (property to the east of 8257 Tulane). Ms. Howard stated <br />that there was a history of water runoff problems at her property and asked if sewer pipes <br />extended from the street to the back of the property. She also asked about the easement at the <br />rear of the property for utility lines and if the proposed addition would impact that easement. <br /> <br />It was pointed out that the proposed addition would be farther from the utility lines than the <br />existing dwelling already is. <br />tğŭĻ Њ ƚŅ Ћ <br /> <br />
