Mr. Randolph explained the proposed restaurant to the Plan Commission members. He <br />already owned and operated a restaurant in The Loop, two doors down from the subject <br />tenant space, and wanted to continue his success in the area. <br />Questions / Comments and Discussion <br /> <br /> <br />-Commission members discussed the proposed limited hours of operation and the <br />anticipated opening. The applicant stated that dinner service was proposed at this time <br />because lunch was not as successful at his other location. He intended to break ground <br />on August 12, 2014 with a three-month turnaround. <br />Mr. Greatens stated th <br />compatible with surrounding uses and the proposed outdoor dining was acceptable; staff <br />recommended approval with the conditions specified in Attachment B of the Staff Report. <br />Public Comments <br /> <br /> <br />-There were no comments from the public. Ms. Locke closed the public hearing. <br /> <br />A motion was made by Mr. Miller to approve the Conditional Use Permit with conditions in <br />Attachment B of the Staff Report. Minor Subdivision Final Plat 14-08232 7918-7920 Delmar Boulevard proposal to <br />subdivide two-family dwelling into two condominium units located in the MR Medium <br />Density Residential District <br />The applicant was Spencer Toder with Kai Investment Properties, LLC. The proposal was to <br />subdivide the existing two-family dwelling into two condominium units. <br />Mr. Toder explained the proposal to the Plan Commission. He stated the property was <br />worth more as condominiums than as a duplex and had higher valuation for refinancing <br />purposes. <br /> <br />Mr. Greatens stated that the request was in compliance with the Zoning Code and <br />Subdivision Regulations and staff recommended approval. <br /> <br />Questions / Comments and Discussion: <br /> <br /> <br />-Commission members asked about and briefly discussed the use of the existing garage, <br />parking requirements, and use of the existing driveway. The applicant stated that use of <br />the garage would be dictated by the condominium bylaws.
