Parking space shall be provided as required in <br />section 2002.5. <br /> <br /> Hg~p~~· No building shall be hereafter a~ted or enlarged to exceed <br />two and eno-half stories or thirty-five feet. <br /> <br /> Area. No building shall be hereafter erected or enlarged unless the <br />followin£ lot area and yards are provided in connection with such building <br />or enhrgomont. <br /> <br />1) <br /> <br />Lot eren. Every lot shall have a minimum width of fifty feet and <br />a minimum area of seven thousand square feet. The minimum lot <br />area per dwelling emit shall also be seven thousand square feet, <br />except for a transitional dwelling use; provided that inhere a lot <br />has less width or area than heroin required and was recorded under <br />separate ownership from adjoining lots at the time of the adoption <br />of ordinance No. 1254, Mo_~ch 27, 1926, such lot may.be occupied <br />by any use permitted in this district. <br /> <br />2) <br /> <br />Front y~rd. There shall be a front yard of not less than thirty <br />foot, provided that where forty per cant or more of all the frontage <br />(excluding reversed corner lots) at the tine of the adoption of this <br />chapter, has been developed with buildings having front yards with <br />a variation of not more than six feet in depth, the average of such <br />front yards shall establish the front ycrd depth for the entire <br />frontage. <br /> <br />3) <br /> <br />Side tardy. For a "dwelling,, on an interior lot there sh-~lt be a <br />side yard on each side of the main building of not less than five <br />feet, provided, however, that on a lot having a width of less than <br />fifty feet v~ich was recorded under separate ownership from adjoin- <br />ing lots at the time of the adoption of ordinance No. 1254, March 27, <br />1926, such side yard may be reduced to ten per cent of the width of <br />the lot, but in no case to less than three feet. <br /> <br /> For a "dwelling." on a comer lot the side yard regulations <br />shall be the sam as for an interior lot except en the street side <br />of a reversed corner lot, in which case the side yard shall be not <br />less than fifty per cent of the front yard required on the lots <br />in the rear of such comer lot, but such side yard need not exceed <br />ton feet nor shall it be less than the side yard required on in- <br />terior lots; provided, however, that this ragrelation shall not be <br />so interpreted as to reduce the buildable width (after providing <br />the required interior side yard) ~ a reversed corner lot which <br />was recorded under separate ownership from adjoining lots at the <br />time of the adoption of ord~n~-ce No. 1254, March 27, 1926, to less <br />than twenty-eight feet for a main building, nor to less than twenty <br />foot for an accessory building. <br /> <br />- 10 - <br /> <br /> <br />
