Session 1792 <br />September 11, 2000 <br /> <br />AGENDA ITEM #3 - CONDOMIN|UM/RESUBDIVISION AT 7832-34 DELMAR: <br /> <br />Mr. Ollendorff concurs with the Plan Commission and staff recommendations that this <br />resubdivision plat be approved whereby the two family dwelling will be sold as two <br />condominium units. All requirements of the subdivision and zoning ordinance have been <br />met. All that is necessary this evening is that one of the Council request that a bill be <br />prepared for the next Council meeting. <br /> <br />Mr. Wagner requested that the appropriate legislation be prepared. <br /> <br />AGENDA ITEM #4 - CONDITIONAL USE - RESTAURANT AT 6630 DELMAR: <br /> <br />Mr. Ollendorff agrees with the staff and Plan Commission recommendation that a permit be <br />allowed for a restaurant use in the new Commerce Bank building. Approval should be <br />conditioned on all signs conforming to City ordinances, proper trash and litter control, <br />installation and maintenance of an odor prevention exhaust system, installation of an <br />approved landscape plan and prohibition on outdoor storage during winter months. It <br />should be noted that the 49 required parking spaces for this restaurant are located in the <br />two adjacent parking lots to the west. These spaces may not be counted towards the <br />parking requirements of any other business. The conditions are as follows: <br /> <br />Signs on the premises shall conform in all respects with the provisions of the <br />University City Sign Code. <br />The operator of the restaurant shall regularly police the site and the area adjacent to <br />the restaurant to remove litter and debris. <br />Trash containers for patron use shall be available on the premises at all times. <br />Adequate refuse disposal shall be provided by and for the business. The refuse <br />containers and surroundings shall be maintained in a clean condition. <br />An exhaust system shall be installed and/or other means shall be taken to prevent <br />any food preparations odors or cooking odors from being perceptible beyond the lot <br />lines of the property on which the restaurant is located. The exhaust system shall <br />be maintained in a clean condition by regularly scheduled cleaning of the system. <br />A detailed landscaping plan shall be submitted concerning the green space areas on <br />the site plan. The plan shall be submitted to the Director of Planning for review and <br />approval in conjunction with the City Forester. Landscaping shall be installed prior <br />to issuance of the commercial occupancy permit and shall be maintained in <br />accordance with the approved plan. <br />The outdoor seating area shall be maintained in good condition at all times. Chairs <br />and tables shall not be stored outdoors during seasons when the area is not in use. <br /> <br />3 <br /> <br /> <br />
